The Director of Capital Improvement & Regional Maintenance (CIRM) will assist with and oversee the maintenance and Capital Improvement needs at all assigned FPI-managed sites. The overarching objective is to meet the expectations of each client based on the respective operating budget and management agreement.
Pay: $130000 - $140000 / Year
DUTIES AND RESPONSIBILITIES
- Leadership: Demonstrated leadership skills leads a geographically dispersed team of Regional Maintenance Directors. Builds teams develops strategic plans and collaborates with the Senior Director of CIRM. Cultivates and maintains strong relationships earning the respect and credibility of internal and external business associates.
- Industry Knowledge: Maintains current knowledge of industry trends networks with other professionals and applies this knowledge to improve operations.
- Communication: Must have excellent verbal and written communication skills in English with the ability to present findings professionally to diverse audiences including internal teams vendors and clients. Must possess the ability to write clearly and concisely with proper regard to spelling grammar and punctuation.
- Financial Analysis: Strong financial analysis skills to effectively formulate budgets and business plans and use financial and other reports to manage the department and make sound financial decisions.
- Confidentiality: Must be honest truthful trustworthy and possess a high degree of personal integrity. Ability to maintain strict confidentiality.
- Conflict Resolution Expertise: Demonstrated ability to impartially and effectively manage and resolve workplace disputes. Including the ability to manage expectations and resolve conflicts constructively to ensure project success.
- Strategic Thinking: Applies business acumen in collaboration with the Senior Director of CIRM on strategic initiatives to achieve business objectives. Executes long-term strategic plans aligned with organizational objectives anticipating future needs. Cultivates partnerships through skillful influence and negotiation achieving consensus and driving the realization of these objectives. Uses analytical insights to optimize resource allocation identify opportunities for improvement and maximize ROI for capital projects and maintenance.
- Project Management: Implements plans and executes capital improvement projects manages resources and contractors and monitors progress to ensure projects are completed on time and within budget.
- Vendor Management: In collaboration with the Senior Director of CIRM evaluates all vendors and manages vendor timelines. Selects and oversees vendor performance negotiates contracts evaluates performance and builds strong vendor relationships.
- Compliance: Knowledge of and ability to ensure compliance with company safety standards applicable ordinances and building codes.
- Organizational & Time Management Skills: Detail oriented with the ability to effectively prioritize tasks manage competing deadlines and leverage organizational strategies to allocate time and resources efficiently ensuring timely and accurate completion of responsibilities.
- Interpersonal & Emotional Intelligence Skills: Builds strong relationships examples excellent people skills through effective communication. This is achieved by demonstrating empathy active listening and constructive conflict resolution to manage expectations and ensure project success. Is highly motivated and with a positive attitude and has a desire to provide quality customer service.
Qualifications :
Minimum Requirements:
- High School diploma or equivalent required. A college degree in a related field is preferred.
- Minimum 5 years of experience in a multi-site Regional Maintenance or Construction Management Director role.
- Is a dynamic leader with a minimum of 2 years of supervisory experience possessing the ability to positively influence mentor and lead a large dispersed team.
- Demonstrated experience in the real estate and multi family housing industry preferably in a third party management environment with a variety of product types.
- HVAC certification required. Industry certification or designation (CAMT NAHMS NAHMT etc.) preferred.
- Able to provide and maintain own tools if required.
- Must be proficient in speaking reading and writing in English. Spanish is a plus.
- Proficiency in Microsoft Office Suite (Word Excel) Google Apps (Gmail Drive Docs Sheets) and internet browsing. Property Management software (i.e. Yardi) a plus.
- Due to the collaborative nature of this work consistent attendance is essential for effective team performance.
- This position requires the ability to perform the essential function of traveling to all communities within the assigned territory which includes overnight stays.
- A flexible schedule is also necessary to meet the demands of this role.
