Position Description:

The Building Engineer will be responsible for the timely completion of necessary maintenance activities and the management of the maintenance team.


Essential Duties:

Perform predictive and preventative maintenance on facility equipment and mechanical and building systems including electrical HVAC boilers pumps motors valves and chilled water/heating hot water distribution systems including chillers and cooling towers filter changes belt changes equipment cleaning and equipment painting.
Assist with ancillary building systems necessary to keep systems operating at peak performance with minimal downtime.
Perform routine maintenance tasks including inspection of buildings grounds and equipment for unsafe or malfunctioning conditions.
Troubleshoot evaluate and recommend upgrades to ensure building is compliant and up-to code.
Order parts and supplies for maintenance repairs.
Monitor and respond to service requests in work order management system.
Demonstrate exceptional customer service skills and maintain positive and professional working relationship with internal and external clients through timely and professional communication.




Physical Work Classification & Demands:

Heavy Work. Exerting up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently and/or up to 20 pounds of force constantly to move objects.
The individual in this position will periodically walk kneel sit crouch reach stoop read/see speak push pull lift stand and finger/type. The frequency of each action varies by workflow and field activity.
Walking - The person in this position needs to frequently move about the jobsite.
Sometimes operates a computer or tablet and other office machinery such as a calculator and phone.
The person in this position frequently communicates with employees and external stakeholders regarding a variety of topics related to office and field administration.
Constantly reads written communications and views mail submissions. Will also need to read blueprints and take/verify field measurements.
Climbing Ascending or descending ladders stairs scaffolding and ramps at various heights.
Balancing Ability to maintain body equilibrium to prevent falling and to walk stand or crouch.
Stooping Bending the body downward and forward by the spine at the waist.
Reaching Extending hand(s) and arm(s) in any direction for various lengths of time.
Grasping Needs to apply pressure to an object with fingers and palm regularly.
Visual acuity and ability to operate a vehicle as certified and appropriate.
Occasionally exposed to high and low temperatures.
Frequently exposed to noisy environment and outdoor elements such as precipitation and wind.



Position Qualifications:

High school diploma or General Education Degree (GED).
1 years experience in commercial or industrial environment with increasing responsibility for managing daily building operations.
General mechanical and carpentry skills.
Experience with HVAC system maintenance.
Knowledge of safety procedures and equipment.
Strong verbal and written communication skills.
Basic computer skills such as internet email electronic manual etc. Ab
Highly organized and able to prioritize tasks as needed.


Preferred Qualifications:

Thorough understanding of air conditioning and control systems.
Working knowledge of mechanical electrical and life safety monitoring and control systems.
Management/supervisory experience.
Ability to read blueprints/CAD drawings.
Prior work experience in a commercial setting.
