Orange Coast College (OCC) is seeking equity-minded individuals for a classified employee role as a Custodianwithin Custodial Services under the Administrative Services Wing as part of the Maintenance and Operations Department.

THE DEPARTMENT:Maintenance & Operations - Custodial Services

Orange Coast Colleges Maintenance and Operations Department has worked to develop a management process for Custodial Services operations that allows them to quantify cleaning costs based on stakeholder expectations and realistic deliverables. OCC has done extensive Facility Assessment work loading to each building to establish an adequate baseline. From this workload we have identified opportunities to adopt best practices and optimize the cleaning process. The last part of the assessment was a quality control component that allows management to assess the impact(s) and improvements generated by this process. It will also allow for continued improvement as situations change. The work completed by OCC on this project provides a road map for future facilities management decisions as they relate to staffing capital equipment requirements and overall budget requirements.

The outcome of the assessment is that Custodial Services now operates under HHPC as a full operating Team Cleaning Operation. Under HHPC evening operations staff work with state-of-the-art cleaning technology that staff use to provide high levels of productivity. Custodial Services has 5 Team Cleaning Teams each has five full-time employees who together clean all of Orange Coast Colleges 1.1 million square feet of cleanable space including the Coast Community College District Office and Waterfront Campus.

Summary
Performs a variety of work in connection with the custodial and grounds cleanup at a designated campus containing classrooms libraries laboratories public gathering areas offices conference rooms and related facilities.

Distinguishing Career Features
The Custodian is part of a Custodial career path and is capable of being assigned to any work schedule at one or more campus locales. Custodians require a demonstrated ability to work independently adjusting standing work assignments to blend with campus needs document MSD Sheets and operate all equipment used in custodial work including floor care replenish dispensers and clean fixtures to meet sanitation requirements. Advancement potential exists for Senior Custodian and skilled maintenance positions based on position openings and compliance with job qualifications.

Essential Duties and Responsibilities
Specific duties may vary among departments divisions and jobs. Incumbents typically perform a substantial portion or all of the following kinds of duties as assigned:
  • Cleans dusts and disinfects restrooms and locker rooms including floors stalls toilets urinals and fixtures. Removes trash and waste. Cleans trash receptacles and replaces liners. Replenishes soap and towel dispensers.
  • Cleans public entry and use area including but not limited to hallways stairways and meeting rooms. Cleans and disinfects drinking fountains door handles and door push plates.
  • Sweeps and mops hard floors and baseboards spot cleaning as necessary and wet mops on a regularly scheduled basis. Vacuum and spot clean carpeted areas.
  • Performs regularly scheduled cleaning of classroom laboratory public gathering conference and office areas including but not limited to furniture fixtures and boards.
  • Maintains a safe and clean walkway and grounds surrounding the assigned area. Picks up litter. Empties and cleans outdoor trash.
  • Rearranges moves and sets furniture and equipment in place according to established instructions and seating arrangements. May assist others in assembling furniture removing from and properly disposing of packaging materials.
  • Sets up and takes down seating and equipment for various events including theater and athletic venue use. May set up special equipment such as barriers benches bleachers floor mats and other equipment.
  • Participates in major cleaning projects that include but are not limited to carpet cleaning and floor stripping and refinishing.
  • Secures internal and external entry and exit doors ensuring that windows and lights are locked and off.
  • Communicates the need for work order requests for maintenance services to a Senior Custodian supervisor or other designated resource. Documents work activities and unanticipated occurrences.
  • Checks and records emergency eye wash and shower stations fire extinguishers first-aid kits and emergency telephones for proper functioning or stock.
  • Inspects equipment used regularly for the function and required servicing. Makes minor repairs and arranges for complex repairs.
  • May perform routine minor servicing and maintenance to fixtures such as but not limited to minor plumbing adjustments oiling of door hinges and wall panel glide tracks tightening of loose fixtures repair of electrical cords repair or replacement of dispensers and minor carpet repairs.
  • Maintains a safe working environment in the assigned area(s) notifying the appropriate resources of safety hazards observed and/or taking action to mitigate or eliminate potential hazardous conditions.
  • Ensures that secondary containers for cleaning and other products are properly labeled. Follow the Material Safety Data Sheet (MSDS) instructions for handling and disposal of custodial products.
  • Reviews orders and maintains custodial supplies ensuring expenditures remain within the parameters of the supervisor-determined budget.
  • Performs other related duties as assigned that support the objectives of the position. 18. Required to abide by all District policies and procedures including Board Policy 3050 Code of Professional Ethics.

Conditions of Employment


(ON-CAMPUS - in-person position)
This is a permanent part-time (19.5 hours per week) general-funded full-time 12-month-per-year classified position. The normal hours of work will be Monday through Thursday 5:00 pm to 9:00 pm and Friday from 5:00 pm to 8:30 pm with the flexibility to occasionally work extended hours and/or weekends if necessary to meet the departments needs. The effective date of employment will be arranged with the supervisor. (Salary Schedule: EE-110 5% swing shift differential)

  • Regular attendance is considered an essential job function; the inability to meet attendance requirements may preclude the employee from retaining employment.

Pay Philosophy:
