Job Title: Maintenance and HVAC Mechanic III Multiple Departments Work Schedule: 235 Days Reports To: Director of Operations Schedule: Non-Teaching Professional (A) Position summary The Maintenance Technician is responsible for the general upkeep repair and improvement of all TMSA buildings and campus facilities to ensure a safe functional and welcoming environment for students staff and visitors. This position requires a working knowledge of multiple skilled trades including maintenance heating ventilation air conditioning (HVAC) plumbing light electrical painting and carpentry. The technician performs both preventive and corrective maintenance troubleshoots facility issues and ensures all work complies with safety standards and relevant codes. Duties may include repairing HVAC systems unclogging drains replacing light fixtures performing drywall repairs and painting assembling furniture maintaining building exteriors and supporting school events with setup and teardown. The Maintenance Technician works independently and as part of a team often responding to work orders and emergencies in a timely and efficient manner. This role requires excellent problem-solving skills attention to detail and the ability to prioritize tasks to support the day-to-day operations of the school campus. Essential Duties: - Performs work necessary to maintain the building and grounds in an acceptable condition
- Utilizes various tools and equipment for performing building repairs and general maintenance
- Supervise subordinate or part-time maintenance staff
- Prepares for and cleans up after events scheduled in the school building during the day and/or at night
- Operates maintenance equipment
- Move furniture and equipment within the building as required for various activities as directed by the Executive Director Principal and Director of Operations
- Maintains the appearance of campus grounds including shrubs grass parking areas and drives ways
Additional Responsibilities - Performs skilled work in the installation maintenance and repair of freezers refrigerators air conditioners water-source and air-source heat pumps roof-top units heaters boilers and associated control electrical and plumbing work required to run the mechanical systems with limited supervision
- Performs preventive maintenance on equipment such as lubricating cleaning coils changing filters and other necessary tasks
- Assist with the safety of opening and closing facility during inclement weather and take the lead notifying school leaders of building conditions
- Utilizes schematics drawings layouts or other specifications to locate and diagnose trouble in the system or equipment
- Applies skills experience and general knowledge of theory to the maintenance tasks associated with the related equipment
- Utilizes appropriate tools and draws upon expertise for diagnosis and repairs
- Purchases necessary parts for repairs of related equipment
- Coordinates work with other trades and contractors when needed
- Uses shop machinery and tools appropriately and safely to complete assigned tasks
- Assists engineers in diagnosing problems and recommending correctable action
- Serves as leader for less skilled assistant
- Consults with and advises the HVAC Supervisor and Coordinator of Utilities Services concerning efficiency as related to the proper methods and materials of the trade.
- Performs other duties as assigned by the appropriate administrator
- Responds to staff requests/concerns in a timely manner
- Performs other duties as assigned by the Executive Director Principal and Director of Operations
Minimal Qualification: Education: High School Diploma or GED required; Vocational school or any equivalent combination of training and experience preferred - Valid Georgia Drivers License required
- Must be insurable by schools insurance carriers
- Georgia Conditioned Air Contractor License preferred Working knowledge of materials methods tools and equipment
- Skilled in use of hand and power tools large equipment and attachments related to the trade
- Must be able to understand and follow directions both written and verbal
- Must be able to work variable shifts
Certification/Licensure: - None required; must be willing to acquire additional training as directed by manager
- Georgia Conditioned Air Contractor License (Conditioned Air License Class I or II) preferred
Experience: - Minimum of 3-year building maintenance experience preferred
Working Conditions: - Regular exposure to weather including heat cold dampness and/or humidity
- Indoor and Outdoor
Physical Demands: - Typically requires climbing ladders; pushing and/or pulling
- Must have sufficient strength and manual dexterity to operate equipment
- Must be able to lift push and/or pull in excess of 75 pounds
- Must be able to stand crouch and climb to use ladders and perform various types of manual labor
