Job Description Summary
The HVAC Technician is responsible for the proper operation and maintenance of all mechanical systems and equipment. This includes but is not limited to: chillers cooling towers fans pumps heat exchangers ancillary support equipment water treatment controls and BMS/EMS.
Schedule : Monday thru Friday 3pm-11:30pm can be negotiable)
Job Description
ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
Other duties may be assigned. Management also reserves the right to change or modify
this position description from time to time to meet the needs of the site
and/or building(s)
- Perform maintenance and repairs to all mechanical equipment and systems.
- Conduct building tours maintain equipment loss and report deficiencies for corrective action.
- Respond to all HVAC trouble calls and troubleshoot the systems to meet the operational and comfort needs of the building(s) occupants where applicable.
- Be proficient n the functionality of the BMS/EMS and understand the sequences required for proper building equipment and system operations.
- Work with engineers contractors and consultants in evaluating the proper operation of the building systems.
- Troubleshoot HVAC equipment and controls to determine problems and perform necessary repairs.
- Maintain HVAC equipment on an ongoing basis as part of the facilities preventive maintenance program.
- Perform other related duties as assigned assisting other tradesmen and emergency repairs.
- Adhere to established HVAC work order preventive maintenance schedule.
- Completes work in accordance with C&W Services Business Systems Standard Operating Procedures and work instructions.
- Create and maintain all operational SOPs for site specific equipment and systems.
- Ability to work in a team or with minimal supervision
QUALIFICATIONS: (Knowledge Skills Abilities and Education and/or
Experience):
- Minimum of two to five years in a commercial building with field experience in performing preventive maintenance.
- Education or training in HVAC and controls. Knowledge of HVAC and components.
- Able to work independently and take initiative when necessary as well as capable of working as a member of a team and in conjunction with other trades.
- Must be able to work in a team environment and have excellent customer service skills.
- Prior history with preventive maintenance and ability to operate a variety of tools and mechanical systems.
PHYSICAL REQUIREMENTS
- Will routinely be required to bend reach and hold awkward positions for prolonged periods.
- Must be able to lift up to 50 lbs. and lift and transport equipment in excess of 200 lbs. with others
- Observant which requires seeing hearing and smelling
- Must be physically able to work alone climb consecutive sets of stairs and work off ladders staging lifts etc
- Work in confined spaces stoops and bends for long periods of time and works on hands and knees and other uncomfortable positions for extended periods
- Routinely walks to and from various buildings carrying tools equipment and other essentials to the job site
