Assistant Property Manager - Commercial

Right now we are seeking someone to serve as our next Assistant Commercial Property Manager.

The Assistant Commercial Property Manager position requires a people person who is highly meticulous someone with excellent organizational skills that completes tasks in a timely manner.

The perfect candidate should be honest flexible and able to work well with a variety of personality types. Someone that is a team player that has a Can Do attitude. Someone that is quick on their feet and willing to roll with changes as they come.

Responsibilities: The Assistant Property Manager - Commercial will work directly with the Property Manager - Commercial to ensure that all properties within the portfolio are well maintained.


To assist Property Manager - Commercial with tasks as assigned including but not limited to the following:

  • Prepare tenant letters and communication at the direction of the Commercial PM
  • Provide fact based answer to tenant questions
  • Communicate with Tenants and vendors regarding property maintenance
  • Process rental application for prospective tenants in time frame according to company standard
  • Review and upload tenant insurance certificate
  • Respond to and review tenant vendor and internal emails phone calls and messages
  • Data Entry to Rental Software - AppFolio
  • Completed property inspection walks to assess conditions identify necessary repairs and ensure compliance with health and safety regulations.
  • Coordinating property maintenance services including all major repair/capital improvements. Timeliness of completion and control over cost
  • Review and manage property budgets ensuring accuracy of billing codes allocations and variance to budget.
  • Assist in annual property budget creation and set up with property management software
  • Ensuring tenant files are maintained and updated with accurate emergency contact information

Knowledge & Skills Needed

Strong interpersonal & business communication skills High level of organization and attention to detail

  • Computer Knowledge and Competency
  • Excellent problem-solving skills
  • Real Estate License Required
  • Previous property management experience preferred
  • BA/BS degree or equivalent experience preferred

Health benefits are available after 30 days of employment for an employee with the option of paying for dependents. 401K plan benefit is available after 1 year of employment with Aborn Powers. This job offers a competitive salary range and mile reimbursement according to California law.
