Job Description

Plans directs and coordinates the Engineering & Maintenance department to maintain buildings grounds and equipment for the Boys Town National Research Hospital (BTNRH) and offsite Clinics. Administers training programs in safety and fire prevention. Procures or generates all utilities and maintains their distribution system. Provides a pleasant and comfortable physical environment for patients employees medical staff and visitors.

MAJOR RESPONSIBILITIES & DUTIES:

  • Manages the activities of the facilities department at the BTNRH and offsite Clinics and ensures that maintenance of the physical structure is in accordance with standards of The Joint Commission State Village Regulations and the Occupational Safety and Health Act. Supervises compliance with engineering specifications.

  • Serves as Hospitals representative to the Village Safety Committee. Arranges/coordinates departmental safety committee meetings and subsequent necessary documentation. Applies thorough knowledge of adheres to and administers safety practices involving hazardous chemicals The Joint Commission requirements for plant technology and safety management and federal state and OSHA requirements for safety codes. Plans and administers training programs in security infection control fire prevention and other employee safety procedures.

  • Plans develops and directs a preventive and corrective maintenance program to ensure efficient and uninterrupted operation of the entire physical plant and all related operation equipment within the Hospital and property owned by the Hospital.

  • Responds to emergency calls for repairs. Instructs Hospital personnel on emergency maintenance procedures such as waterline breaks and flooding and electrical shutdowns. Applies thorough knowledge of adheres to and administers safety practices involving hazardous chemicals The Joint Commission requirements for Plant Technology and Safety Management and Federal State and OSHA requirements for the Hospital Safety Codes.

  • Solicits bids and reviews work done by outside contractors. Makes recommendations concerning retention of the contractor. Coordinates work with the Director of Facility Healthcare.

  • Prepares departmental annual budgets to include personnel equipment materials and supply needs for the Maintenance Department with the assistant from other Facility Support Managers or Supervisors.

  • Oversees the Maintenance departmental personnel matters for the BTNRH and offsite Clinics. Oversees the hiring of new staff evaluates work performance corrective action continuing education and training.

KNOWLEDGE SKILLS AND ABILITIES:

  • Ability to maintain a working relationship with local law enforcement agencies and other BTNRH Security Supervisors.

  • Ability to train staff on the process of ISLM documents along with staff training and performing Fire Watch as required.

  • Ability to apply knowledge of engineering principles particularly as it relates to construction and utility operations.

  • Ability to apply knowledge of and work to standards set by all related safety fire the Joint Commission and CMS standards NFPA Life Safety 101 OSHA energy and environmental laws and building codes.

  • Ability to assess a malfunction and ascertain necessary personnel materials and finances to corrective measures.

  • Ability to devise and implement numerous programs productions and projects.

  • Ability to establish and maintain courteous cooperative relations when interacting with other personnel hospital staff and public.

  • Ability to communicate with staff contractors and others.

  • Ability to supervise review and evaluate staff.

  • Ability to read and understand blueprints and specifications of new construction installation and maintenance of equipment.

  • Ability to make emergency decisions in respect to failure of hospital utilities or other related responsibilities.

  • Ability to administer safety practices involving hazardous chemicals The Joint Commission requirements and federal state and OSHA requirements.

  • Aptitude to manage data processes and compliance

  • Ability to administer Infection Control standards set forth by BTNRH policies.

REQUIRED QUALIFICATIONS:

  • High school diploma or equivalent required.

  • Minimum of three years management experience required.

  • Previous experience in a similar role in a hospital or related field required.

  • Extensive knowledge of tools equipment materials practices and procedures used in maintenance work (i.e. Freon chilled water distribution systems natural gas distribution electrical practices blueprints diagrams etc.) required.

  • Possess a valid drivers license with a good driving record and pass an annual Motor Vehicle Registration (MVR) check required.

  • On-call 24 hours a day seven days a week required.

PREFERRED QUALIFICATIONS:

  • Associate degree or bachelors degree with special emphasis in Facilities engineering building trades or a related area preferred.

  • Hospital certifications CLSS-HC (Certified Life Safety Specialist for Health Care) or CHFM (Certified Healthcare Facility Manager) and OSHA training preferred.

  • Other Duties: This job description incorporates the essential functions and duties required for this position. However other duties may be required and assigned at times and as determined by a supervisor in order to meet the needs of the organization.

PHYSICAL REQUIREMENTS EQUIPMENT USAGE WORK ENVIRONMENT:

  • Heavy physical demand level: Occasionally (0-33% of shift) lifting carrying pushing and pulling between 51-100lbs; Employees are required to ask for assistance whenever they encounter any materials heavier than 50lbs. Frequently (34-66% of shift) lifting carrying pushing and pulling between 21-50lbs; Constantly (67-100% of shift) lifting carrying pushing and pulling between 1-20lbs. A combination of constant standing and walking throughout an 8 hours shift is required; frequently walking (34-66%) & frequently (34-66%) standing to perform inspection monitoring operation and maintenance tasks. Requires the ability to recline sit squat crawl drive reach to floor awkward positioning trunk rotation and fine motor manipulation occasionally (0-33%) to access all areas that require maintenance and repair. Requires the ability to climb ladders kneel or stoop balance bend reach above shoulder level horizontal reach less than 18 inches looking down neck rotation and material handling less than 50lbs on a frequently (34-66%) rate to access all areas that require climbing monitoring maintenance and inspection. Constant (67-100%) unilateral grasping bilateral grasping handling reaching at or below shoulder level to accomplish all maintenance tasks and material handling.The worker is subject to both environmental conditions activities occur both inside and outside. The worker is occasionally subject to sufficient noise to cause the worker to shout in order to be heard. The worker is occasionally subject to vibration and a variety of physical hazards such as proximity to moving parts electrical current working on scaffolding and exposure to high heat or chemicals. The worker is occasionally subject to atmospheric conditions such as fumes odors dusts mists gases or poor ventilation. The worker is occasionally subject to oils and other cutting fluids. The worker may occasionally be required to wear a respirator.
