Position Summary: The Maintenance Technician performs routine and preventative maintenance to maintain the physical integrity of CRRs resorts. They conduct site and building maintenance repairs and are responsible for cleanliness and upkeep of property grounds facilities streets equipment and various utility systems. The Maintenance Technician always provides excellent customer service to prospective and current guests and residents and assist with site setups to ensure timely arrivals and departures of resort guests and residents.
Essential Duties and Responsibilities: To perform this job successfully an individual must be able to perform the following satisfactorily; other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
- Carries out routine maintenance and minor repairs to rental homes facilities and streets as needed.
- Completes checklists of physical condition of resort sites prior to and after guest occupancy.
- Warrants common area lawns are manicured appropriately. Regularly treats for weeds weed whip rake leaves plant flowers/shrubs spread mulch/woodchips/stones trims shrubs and hedges cuts and removes tree limbs damaged by adverse weather conditions and performs other lawn care services as includes a rigorous regimen of treating weeds employing specialized chemicals to eradicate unwanted growth.
- Certifies resort is presentable and always inviting and that it adheres to CRRs curb appeal standards.
- Ensures trash/debris is picked up daily from common areas and streets daily. Empties common area trash containers and dog run as needed.
- Cleans resort amenities which may include clubhouses tennis courts pickle ball courts resort offices restrooms laundry areas bath houses and maintenance garage.
- Preserves vacant sites including strap-downs and removal of trash and debris.
- Assists manager with supervision of service contractors.
- Inspect the irrigation system regularly to ensure it is working properly repairs as necessary.
- Reviews playground area and equipment pool/spa area and other recreational amenities to ensure everything is in good condition making minor repairs as needed.
- Confirms all resort streets and public access routes are free of hazards and rocks.
- Sustains resort pool(s) test chemical levels and adjust appropriately where applicable.
- Maintains resort vehicles and equipment.
- Follow safety procedures while performing duties including safely operating vehicles when moving from site to site and picking up supplies.
- Available to work a flexible schedule including weekends holidays and evenings.
- Perform other duties and special projects assigned.
