ESSENTIAL DUTIES/TASKS:
Mustdemonstrate an interest in working with a senior population.
Completeswork orders within 24 hours when possible.
KeepsSDS sheets current and readily accessible. Maintains thorough knowledge ofpertinent laws and EPA and OSHA regulations governing proper storage andmanagement of hazardous materials including solvents flammables caustics andrefrigerants.
Mustbe aware of the condition of the physical property throughout the community andimmediately correct hazardous conditions e.g. broken gates leading to thepool broken steps open holes broken/burned out exterior lights.
Assists in the execution of preventative maintenanceprogram.
Maintains accurate records regarding preventativemaintenance service requests (received and completed) expenditures apartmentmake-ready status work-in-progress etc.
Schedules and performs minor and routine maintenanceon all appropriate equipment on a regular basis. Inspects and maintains alltools in excellent condition.
Maintain cableinfrastructure.
Trouble shooting andmaintenance of fire systems.
Instills a safety first attitude not onlywith maintenance technicians but with all staff members.
MINIMUM QUALIFICATIONS AND REQUIREMENTS:
Position requires at least 2 years of experience inproperty management maintenance or other building maintenance or related tradeis preferred.

Trouble shoot andrepair mechanical equipment and machinery electrical instruments and controlsystems electrical power systems process and piping systems.
Ability to organizework areas for efficiency and safety communicate safety issues to leadership.
Communicates withSupervisor for needed technical advice product information research andquality assurance guidance.
Strong attention todetail organizational time-management and problem-solving skills.
Working knowledge ofHVAC plumbing electrical and appliance repair.
Perform all necessarymechanical maintenance and operational procedures to assure maximum life andreliability to all mechanical systems.
Responsible for generalmaintenance and operations duties which include but are not limited toperformance testing maintenance adjustment and care of the following:
o Plumbing systems
o Hand wash faucets
o Hot/cold water stations
o Water piping repairs
o Various hot water heaters
o Drain repairs and servicing
Lighting systems: minorelectrical work various light fixture maintenance ballast replacementfixture change outs.
Proactively inspectinterior and exterior of building appearance and condition. Effectively create and complete work ordersbased on findings of these inspections in a timely manner.
Painting and patchingdone at a high level of skill
Participates in rootcause problem solving & troubleshooting issues.
Performs preventativepredictive and proactive maintenance.
Basic electricalmechanical hydraulic and pneumatic troubleshooting knowledge.
Maintains condition andrepairs re-paints and re-carpets as necessary all unoccupied rooms in orderto make them attractive for rental with 7 days of vacancy unless neededearlier.
Meets with residentsupon move-in to examine all electrical appliances and devices for safety.
