POSITION SUMMARY The following job description details the scope of responsibility and specific requirementsregarding the position of Utility Technician. The Facilities Maintenance Manager has theauthority to add to take from or change the scope of responsibilities as necessary to properlymanage the day-to-day operation of the Big Canoe Property Owners Association (POA). ESSENTIAL FUNCTIONS AND RESPONSIBILITIES Diagnose and repairs of kitchen equipment HVAC equipment electrical issues etc. The Utility Technician will possess working knowledge of basic electrical HVAC andplumbing Work with all other departments as needed Use proper PPE Perform preventative maintenance on equipment (HVAC refrigeration etc.) Install equipment electrical services plumbing fixtures etc. Keep tools and equipment in good working order
QUALIIFICATIONS AND SKILLS High School diploma or GED required Reliable and steady work performance history Available and willing to work overtime if needed Possess a clean MVR and valid drivers license with ability to drive in all types weather and road conditions Continuing education on modern technology Must possess EPA Certification
Position requires employee to be competent to understand written/oral instructionfrom Facilities Maintenance Manager Provide excellent customer service to residents co-workers and other departmentalpersonnel SPECIAL POSITION REQUIREMENTS Assist in other departments/areas when needed J Assist in storm clean-up Assist in treatment and plowing of roads Help with traffic control if needed Assist in all Facilities Maintenance areas and tasks as needed Must be available for after-hours call-ins including holidays and weekends
PHYSICAL RE UIREMENTS AND ENVIRONMENT Will be working outdoors (rain snow extreme heat/cold etc.) Will be working at heights above 20 ft. May encounter wildlife during daily duties May have to work in high stress situations May work 2-3 hrs. between breaks May require standing bending kneeling twisting for long periods of time Must be physically able to lift 50 lbs.
