Breitenbush Hot Springs is a worker-owned cooperative comprised of about 75 people living on the banks of the Breitenbush River in the Willamette National Forest. We live intentionally in alignment with the environment producing our own geothermal heat and hydroelectric power and filtering our own water.
Our community supports (and is supported by) our retreat center which hosts events workshops and guests who visit for healing retreats and to soak in the hot spring waters.

Job Summary:
The Facilities Director is a leadership role at Breitenbush Hot Springs Retreat & Conference Center. This is a salaried position.
The Facilities Director is responsible for managing the facilities and grounds of Breitenbush. As a leader they are expected to honor the vision & values born of the Co-ops Credo Mission Statement and Land Acknowledgement.
The Facilities Director provides supervision coaching and guidance for the teams of the Facilities Department (Systems Maintenance Security Information Services Grounds Projects) and is responsible for stewarding a comprehensive vision & strategic plan for the retreat centers facilities grounds and infrastructure. In conjunction with their department the Facilities Director must effectively prioritize plan and manage projects such that they can be completed within their forecasted timelines and budgets. Scope of work will include routine maintenance as well as special and capital projects. This position is accountable for permits & compliance as well as meeting internal standards to include aesthetics sound environmental stewardship and fiscal prudence.
The Facilities Director is hired by the Board of Directors (BOD) and reports directly to the BOD and Business Director (BD). They also work closely with other managing directors to form a strong leadership team guiding the Cooperative by making expert recommendation to the BOD and Memberships The Facilities Director reports monthly to the BOD attends relevant facilities agenda topics and other meetings as requested This position will require excellent communication skills and that the employee become well-versed in Breitenbushs processes and handbook of agreements.

Duties and Responsibilities:
The Facilities Director is responsible for effective oversight management delegation and execution in the following areas . This position should be able to tend a long-term organized and strategic vision for the comprehensive care and development of the grounds and buildings at Facilities Director will utilize collaborative relationships with team coordinators (TCs)s and team members to carry out this plan. Future projects should flow from our existing aesthetic and utilize best practices for labor and materials.
Responsibilities include but are not limited to the following:
- Lead or guide planning and implementation of projects related to facilities and facilities teams
- Support and delegate to advance Facilities goals & directives
- Coordinate work among and within Facilities teams increasing effectiveness while minimizing disruptions; Facilitate regular Facilities meetings to keep general workflow fluid and organized
- Work with the Business Director (BD) to stay aligned with Co-op goals & vision
- Create (in conjunction with Finance) a Facilities budget; plan code hours and document all projects accordingly
- Work with the BD other Managing Directors and Board of Directors (BOD)to craft workable and prudent one five and fifty year plans for the grounds and facilities.
- Work with Facilities teams to select priorities for projects in advance of the Boards annual budget process
- Create proposals for Facilities projects. Ensure that these projects are properly vetted (deliverables budget resources needed key performance indicators and acceptance criteria critical assumptions and risks critical resources project trade-offs and scope of work)
- AttendTeam Coordinator meetings
- Forecast monitor recommend and report compliance needs & issues (permits safety etc.)to the BD and BOD
- Remain aware of and compliant with internal Breitenbush Agreements. Forecast and communicate needs & issues to the BD and BOD
- Assign internal or external Project Leads
- Ensure work plans include approval from relevant Breitenbush teams bodies and outside agencies
- Establish monitoring/review points evaluate environmental impacts proper scheduling and planning permits personnel safety measures documentation etc.
- Ensure work proceeds according to acceptable building practices codes OSHA standards work plans and Breitenbush Agreements
- Stay within approved budget for both Operations and CIP
- Maintain financial and inventory records; forward all necessary documents to Finance and respond to requests for the same
- Meet project schedules and goals
- Meet project deliverables and acceptance criteria
- Attend Town Hall meetings Members Meetings Business Renewal Days BOD meetings as needed to stay apprised and informed of the cooperatives wide range of interests emotions and concerns
- Host town hall meetings as needed to solicit community feedback on projects and represent Facilities concerns and thoughts
- Represent Breitenbush to relevant outside agencies (State Fire Marshal USFS ODFW ODF Marion County Building and Planning Departments State Lands Environmental Protection Agency Dept. of Environmental Quality Oregon Health Authority etc.)
- Stay informed of developments in the fields of geothermal and hydroelectric energy environmental engineering sustainability green building and other technical fields that might serve the vision of the cooperative
Qualifications:

- Background in facilities management and project planning for large-scale structure and infrastructure construction repair and improvement
- Experience in preparing presenting implementing managing and maintaining facilities planning with measurable success (i.e. on time on budget while meeting or exceeding project outlines)
- Ability to facilitate cohesion amongst and work cooperatively with diverse community members in the facilities planning and implementation
- Knowledge of current acceptable building practices building codes and OSHA standards
- Knowledge and understanding of or ability to learn details of geothermal hydroelectric solar and other alternative energy generation methods
- Five years of combined experience in architectural mechanical/structural/electrical engineering and construction or equivalent combination of education experience and certification
- Ability to understand in great detail and direct the work of engineers and architects
- At least two years project management experience on projects over $200000 and managed within 10% of the budget
- Experience in the construction field; familiarity with appropriate construction standards communication tools etc. and at least two years experience directly supervising teams of people on construction projects.
- Proven experience working with contractors and vendors
- Excellent organizational problem solving and communication skills (both verbal and written)
- Ability to effectively present information to groups the county and other invested stakeholders
- Positive work ethic ability to see and emphasize that which can inspire others
- Ability to manage multiple projects at various stages of development
- Knowledge of and commitment to the use of sustainable and environmentally responsible materials and construction techniques
- Well-honed conceptual design ability
- Facility with technical drafting and/or CAD
- Experience working in a cooperative or alternative business environment is preferred
- Brings relevant outside resources (contractors engineers etc.)
