Located within Facilities Management this position will be responsible for overseeing the management maintenance and optimization of the universitys physical assets. This role ensures that all facilities and equipment are efficiently utilized well-maintained and aligned with the universitys strategic goals.
Duties:
- Maintains an up-to-date inventory of physical assets including major equipment and buildings into the Computerized Maintenance Management System (CMMS).
- Develops methodologies for tracking asset lifecycles inventory locations cost and return on investment (ROI).
- Reviews records related to maintenance and replacement of physical assets and updates asset master database as necessary.
- Completes field audits to ensure accuracy.
- Keeps leadership informed on any and all conditions affecting compliance in accordance with facilities and safety regulations. This includes preparing detailed reports on asset performance status and conditions.
- Assists maintenance shops contractors and vendors with diagnosis and recommended solutions to ensure proper preventative maintenance is performed monitors asset spending and promotes sustainable practices.
- Reviews servicing requirements and warranties to ensure compliance with safety and regulatory standards.
- Ensures vendor contracts are obtained and renewed per organization policy
- Utilizes asset management software and tools to analyze data generate reports and make recommendations for improvement and changes.
- Identifies and mitigates risks associated with asset management including lifecycle management depreciation and obsolescence.
- Oversees the planning process for asset acquisition replacement and disposal.
- Coordinates with the universitys fixed assets division to ensure proper capitalization of maintenance and project work.
- Ensures all physical assets are properly identified tagged and entered into the asset database at the conclusion of remodels and capital projects.
- Performs various duties as needed to successfully fulfill the function of the position.
Required Education and Experience: Bachelors degree in architecture engineering maintenance operations management/construction science or related field AND:
- 60 months of experience in mechanical engineering or managing assets of buildings equipment facilities and infrastructureor related field.
Equivalency/Substitution: Experience or a combination of education and related experience can be considered in lieu of degree. A one-to-one ratio is used to determine the number of years of experience required in place of a degree.

- Knowledge of regulatory requirements and industry standards

- Ability to partner effectively across all levels of the university and develop positive working relationships

- Proficiency in asset management software and tools
- Knowledge of different types of mechanical systems 4 pipe 2 pipe Lab Exhaust Systems VAV systems FCU systems Stand Alone Boilers Stand Alone Chillers AHUs RTUs VRF Systems CW & HW Pumps and Building Automation
- Life cycle knowledge of plumbing and mechanical equipment
- ROI knowledge of plumbing and mechanical equipment
Certifications:
- Valid Oklahoma Drivers License in order to drive University vehicles or ability to obtain within 30 days from hire date.
Working Conditions:
- Sit for prolonged periods.
