The Maintenance Technician is responsible for conducting general maintenance and repairs on facilities and equipment while adhering to safety protocols. This includes mechanical carpentry plumbing minor electrical and emergency systems work as directed by the Supervisor.
Perform minor troubleshooting and repairs; replace light bulbs switches and outlets
Assist with preventive maintenance and troubleshooting on HVAC systems and changing filters
Complete maintenance work orders in a timely manner
Identify and perform basic service and repair on plumbing fixtures open clogged lines and drains
Assist with carpentry and repair work; perform locksmith duties; install repair and replace locks on doors
Maintain inventory of tools supplies and equipment; recommend and order as necessary
Inspect fire extinguishers and automatic doors regularly to ensure functionality
Assemble and place furniture hang pictures and bulletin boards set up and take down tables chairs and other equipment as required
Obtain and provide cost/job comparisons for proposals from outside vendors/contractors proactively
Read interpret and work from blueprints drawings assembly or oral instructions on various structures
Establish and maintain effective working relationships with all levels of employees
Communicate professionally tactfully and courteously with employees tenants and vendors/contractors
Demonstrate flexibility in adjusting schedules to complete emergency or priority projects ensuring safety and comfort
Respond promptly to maintenance calls and be available for 24-hour emergency calls
Inspect buildings minor electrical systems grounds and equipment to ensure safe well-maintained conditions and identify hazards or repairs needed
Work collaboratively and independently to diagnose and resolve complex mechanical and minor electrical issues
Perform all work under authorization and direction of the Maintenance Supervisor or designated lead
Other duties as assigned by the Supervisor
High school diploma with some college or technical training
Ability to travel in-state and out-of-state as needed to support operations attend meetings or represent the company
At least five years of maintenance experience and experience with facility equipment systems (HVAC power distribution plumbing fire suppression systems) and project support
Proven track record in facility equipment troubleshooting and countermeasure development
Ability to organize and schedule own work assignments
Ability to obtain bids and present proposals for work by outside vendors/contractors
Proactive detail-oriented and professional
Excellent customer service skills
Proficient in using computer databases to track work orders
Effective oral and written communication skills
Knowledge of occupational hazards and safety practices/precautions
Ability to work days weekends evenings holidays and participate in on-call rotation
Willingness to work on an on-call schedule rotation
Duties outside normal scope require supervisor approval
Experience with minor electrical work
