Job Title: Assistant Contract Maintenance Manager (A)
Job Summary:
EMCOR Government Services is seeking a talented Assistant Contract Maintenance Manager (ACMM)for a bid proposal for government healthcare facilities in Maryland and Washington DC. This role will manage Operations and Maintenance (O&M) repair minor construction and sustainment contract for a government healthcare facilities program. Serve as interface between the customer and the company. Deliver exceptional site leadership customer service positive employee engagement and compliance with applicable local state and federal requirements while meeting safety and quality performance requirements.

Essential Duties and Responsibilities:
- Responsible for daytoday onsite facilities management for an outpatient medical treatment facility program up to 2million square feet.
- Oversee diverse team of managers leads technicians and administrative staff.
- Ability to be on call 24/7/365 in response to facility emergencies.
- Ensure staff and subcontractors adhere to management plans and processes including safety and quality requirements.
- Direct scheduling and completion of preventive maintenance repairs and project work.
- Coordinate closely with customer Facility Management points of contact in providing formal and ad hoc reports scheduling services sharing program status and making best practice recommendations.
- Ensure work is completed in compliance with contract requirements healthcare codes and regulations budgets and performance standards.
- Resolve conflicts identified deficiencies and issues following reporting and corrective action requirements.
- Maintain program documentation and records for The Joint Commission (TJC) requirements contract deliverables and plans training staff certifications and licenses and permits.
- Conduct staff training safety briefings and quality inspections.
- Provide subcontractor and vendor management including performance reviews and necessary followup actions.
- As necessary the ACMM shall provide for handson repairs that they are capable of performing.
- Shall be responsible for implementing and assuring that both contractor and subcontractor personnel follow the requirements of the contractors
Quality Control Plan (QCP). - Shall monitor the performance of the QC activities in all other work centers covered by the task order and shall provide remedial training as necessary to
the responsible personnel at other locations.
Qualifications:
- The Assistant Contract Maintenance Manager (ACMM) shall be technically qualified in the field of Healthcare Facilities Maintenance Management and shall have as a minimum three (3) years experience in a medical business occupancy facility operations and maintenance and/or renovating medical buildings including the supervision of a diversified work force responsible for operations maintenance and repair of building infrastructure and systems.
- The ACMM shall be familiar with the various codes and standards applicable to the O&M tasks covered by the PWS TJC NFPA EPA and OSHA codes and standards.
- The ACMM shall have experience in at least one of the following trades: HVAC electrician or plumbing. Experience with anHVAC skilledtrade certification or license is desirable
- The ACMM and/or first responder shall also have and maintain the 14hour Asbestos Training that is Type 2: Special O&M Training.
- The ACMM shall have experience with The Joint Commission compliance (maintenance and documentation including all CMSS work requests and all supporting testing/certification/verification (in house or subcontracted) documentation requirements for Environment of Care (EOC) and Life Safety (LS) compliance) as required for healthcare
- Must have formal training related to TJC Environment of Care / LifeSafety Code standards.
- At least two (2) The Joint Commission (TJC) surveys preferred.
- Experience using DMLSS CMMS is preferred.
- An American Society for Healthcare Engineering (ASHE) Certified Healthcare Facility Manager (CHFM) certification is desirable
- Strong oral and written communication skills required.
- Completion of OSHA 30 preferred.
- Shall have a minimum of two (2) years of experience in quality control evaluation and reporting in the fields of construction or facility management work
- Must be able to read write speak and understand English.
