Job Description

The Maintenance Porter is a crucial member of our property management team responsible for ensuring the cleanliness upkeep and maintenance of the apartment complex. This role involves performing routine maintenance tasks assisting with repairs and ensuring that the property is a clean safe and attractive place for residents and visitors

General Maintenance:

  • Perform routine maintenance tasks such as changing light bulbs replacing air filters and fixing minor plumbing issues.
  • Assist with painting patching walls and other repair tasks as needed.
  • Help with the setup and maintenance of common areas and amenities.

Groundskeeping:

  • Maintain the cleanliness of outdoor areas including walkways parking lots and landscaped areas.
  • Remove trash and debris from common areas ensuring the property remains clean and presentable.
  • Perform seasonal tasks such as snow removal salting walkways and raking leaves.

Building Maintenance:

  • Clean and maintain hallways lobbies stairwells and other common areas.
  • Ensure that maintenance and storage rooms are organized and stocked with necessary supplies.
  • Report any major maintenance or repair needs to the Maintenance Supervisor or Property Manager.

Resident Interaction:

  • Respond promptly to resident requests and concerns with a professional and courteous demeaner.
  • Assist residents with minor inunit maintenance issues when needed.

Safety and Compliance:

  • Adhere to all safety protocols and procedures to ensure a safe working environment.
  • Ensure compliance with local state and federal regulations regarding property maintenance and safety.

Regular attendance at work is an essential function for the employee to complete daily tasks at the property site as well as interaction with prospective clients vendors residents and employees on a daily basis.

  • Employee is occasionally walking and or will bend stoop kneel; the employee is frequently standing; Regularly required to walk up and down stairs steps; Sit; Use hands to finger handle or feel; Reach with hands and arms; Talk and hear; employee can occasionally lift up to 50 pounds.
  • Specific vision abilities required by this job include Close vision; Distance vision; Peripheral vision; Depth perception; Ability to adjust focus;
  • Employee is frequently subject to weather conditions frequently walking the entire property; occasionally the employee will be indoors. The work environment is professional and employee is expected to wear company branded attire when representing the property onsite while representing the company in the community.
