Job Description

Who are you

You are an experienced driven strategic and polished Senior Project Manager with full lifecycle construction experience looking for the next step or are currently undertaking a similar role in a similar environment. Minimum of 6 years postgraduate retail construction experience is required. 

Preconstruction/ Design/ Planning:

  • Work with GC and AE to create and establish the Master Project Schedule based on the Critical
  • Path and key milestones.
  • Create and establish the Master Project Budget including soft costs and hard costs.
  • Support contract negotiation typically in concert with the Clients PM and legal counsel including establishment of all GC business terms including markups fees insurance labor rates escalation etc.
  • Coordinate Design Team activities.
  • Ensure AE is completing the complete list of City and/or other Authority approvals process permitting etc.
  • Coordinate Constructability review of the project documents.
  • Provide / Gather cost estimates working with subs and other vendors for scope gaps/changes.
  • Coordinate Value Engineering effort.

Construction:

  • Manage all stakeholders GC and other directly contracted vendors by working with the onsite Construction Management team.
  • Manage Cost / Change Control including change order review negotiation recommendations and delay analysis.
  • Ensure Budget Management and Tracking.
  • Schedule monitoring tracking and analysis.
  • Ensure document control (track and coordinate addenda bulletins new drawing sets
  • clarifications etc. process is in place.
  • Ensure QA/QC is being followed and report any issues/gaps.
  • Ensure tracking of all key project documents including submittals RFIs change orders
  • invoices and payments lien releases etc. is being enforced.
  • Coordination and management of all Ownerdirect vendors working with supply chain and consultants.

Close out:

  • Initiate close out process prior to project completion.
  • Establish close out documentation requirements. Ensure receipt of all closeout documents until completion including warranties asbuilts O&M manuals etc.
  • Ensure punch list substantial completion and final completion process through onsite Construction management team.
  • Negotiate resolve and close out any outstanding change orders quality issues or disputes.
  • Process and track any final invoices payment applications retention payments etc.
  • Prepare and submit final project accounting and budget.
  • Assist client in scheduling coordination and management of all Ownerdirect vendors consultants.

Qualifications :

  • Bachelor of Architecture Engineering or Construction Management or equivalent professional experience in the design and construction of commercial buildings preferred.
  • The ideal candidate will have a minimum of 6 years of recent project management experience in the delivery of retail commercial construction projects; luxury retail experience is preferred. 
  • Prior experience overseeing stakeholder management and client relations is required.
  • Must have New York City commercial project experience.
  • Experience in the consulting realm is preferred.


Additional Information :

The salary range for this fulltime role is $135K$165K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only not of a total compensation package.  Please note Turner & Townsend reserves the right to pay more or less than the posted range depending on candidates experience and qualifications.
