Position Description:
Hensel Phelps a renowned leader in construction and facility management is seeking a skilled Site Director for a site in Bethesda MD. The Site Director will play a pivotal role in overseeing all facets of facility operations within this dynamic environment. We are seeking an individual with extensive experience managing facilities within active hospitals or pharmaceutical sites with a strong preference for candidates holding CHFM certification.
The Site Director I will be responsible for leading all aspects of the site facilities operations including maintenance and custodial department daytoday activities. They are also responsible for client relations and business development with the intention of creating longterm business relationships executing contractual deliverables associated with client contracts. This includes participation and overseeing the implementation of policies procedures and programs thatwill assure wellmanaged facilities in coordination and conjunction with Hensel Phelps and the clientsgoals and objectives.
Position Qualifications:
- Bachelors degree in Facilities Management Engineering Business Administration Architecture or a related field or combination of equivalent education and experience.
- 8 years of directly related experience with a managed volume of < $2M and at least 250000 square feet including experience in managing a comprehensive facilities and maintenance organization to include construction management and campus master planning.
- Extensive Experience on a Healthcare or Pharmaceutical campus setting.
- CHFM Certification.
- Expert understanding of Facilities Management processes and procedures.
- Possession of a valid drivers license.
- Solid understanding and ability to interpret and explain laws regulations and policies governing building operations.
- Ability to make sound decisions and independent judgments.
- Strong communication and negotiation skills both verbally and in writing.
- Skilled at building effective and impactful relationships with management staff stakeholders and employees.
- Fiscal management and budgeting experience.
- Professional Engineer designation a plus.
Essential Duties:
- Plan direct and supervise facility management services including building and facility operating systems maintenance repair and improvement and custodial services.
- Develop and implement operational and administrative goals objectives and procedures to ensure facilities are running effectively and efficiently.
- Review and evaluate current operating procedures and personnel practices and establishes procedures practice and priorities in keeping with effective facility maintenance and repair operations and cost factors; coordinate building and maintenance activities within the departments to obtain optimum production and utilization of personnel and equipment.
- Confer with specialists on energy conservation programs and techniques for facilities operations; recommends operating methods and equipment to maximize cost savings service quality and safety.
- Develop implement and evaluate a variety of building and operation systems and preventative maintenance programs.
- Supervise train and evaluate direct reports; Establish and enforce operating and safety standards and procedures for maintenance services and repair.
- Coordinate prepare and analyze the units budget staffing expenditures requests and reviews requests for additional services.
- Prepare contract specifications and negotiate and administer service and construction agreements for maintenance and alteration services.
- Conduct job site visits for work and contractual compliance verifications.
Physical Work Classification & Demands:
- Heavy Work. Exerting up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently and/or up to 20 pounds of force constantly to move objects.
- The individual in this position will periodically walk kneel sit crouch reach stoop read/see speak push pull lift stand and finger/type. The frequency of each action varies by workflow and field activity.
- Walking The person in this position needs to frequently move about the jobsite.
- Sometimes operates a computer or tablet and other office machinery such as a calculator and phone.
- The person in this position frequently communicates with employees and external stakeholders regarding a variety of topics related to office and field administration.
- Constantly reads written communications and views mail submissions. Will also need to read blueprints and take/verify field measurements.
- Climbing Ascending or descending ladders stairs scaffolding and ramps at various heights.
- Balancing Ability to maintain body equilibrium to prevent falling and to walk stand or crouch.
- Stooping Bending the body downward and forward by the spine at the waist.
- Reaching Extending hand(s) and arm(s) in any direction for various lengths of time.
- Grasping Needs to apply pressure to an object with fingers and palm regularly.
- Visual acuity and ability to operate a vehicle as certified and appropriate.
- Occasionally exposed to high and low temperatures.
- Frequently exposed to noisy environment and outdoor elements such as precipitation and wind.
