Service/Maintenance Tech III

POSITION SUMMARY:

The Service Technician follows directives from either the Service or Community Manager to carry out preventive and maintenance tasks for the apartment community and its residents. They adhere to set policies and operational procedures. If the Service or Community Manager is unavailable they will take guidance from the Assistant Community Manager.

The essential functions of the Maintenance Service Technician are as follows:

  • Will be responsible for managing and overseeing two communities ensuring efficient operations and promoting active engagement in both.
  • Maintains a professional demeanor and appearance adhering to company standards in conduct attendance and personal presentation. Demonstrates the core values of the company through actions.
  • Executes daily maintenance tasks to ensure the maintenance and longevity of buildings fixtures and equipment. Undertakes physical repair tasks as needed.
  • Conducts routine maintenance repairs encompassing basic carpentry floor repairs window/glass repairs plumbing electrical work and other relevant repairs.
  • Undertakes physical tasks to address urgent situations like sewer backups or water flooding in apartments ensuring prompt resolution and cleanup. Takes responsibility for mopping up water and clearing debris to restore affected areas to their original condition.
  • Documents observed deficiencies within the building detailing specific issues their locations and recommendations for addressing them and submits these reports to the Community Manager.
  • Reports instances of substandard housekeeping or unit damage while performing corrective maintenance tasks.
  • Recognizes the financial implications of job responsibilities and adjusts actions accordingly.
  • Executes preventive maintenance tasks as needed and keeps detailed logs of preventive maintenance activities.
  • Collaborates with contractors to execute significant repairs and enhancements on the property.
  • Ensures that equipment and supplies on the property are maintained in optimal condition.
  • Takes charge of snow removal from walkways steps breezeways and other communal areas during and after snow or ice storms. Applies Ice Melt and other substances to prevent slips and falls.
  • Maintains detailed records of maintenance services rendered equipment inventory operating manuals general inventory and warranties on equipment and appliances.
  • Reports any damage to shrubbery fencing or flowers on the grounds.
  • Delivers exceptional customer service.
  • Demonstrates proficiency in understanding and adhering to safety precautions outlined in Material Safety Data Sheets (MSDS) for all hazardous materials used in performing job duties.
  • Undertakes additional duties as assigned or as deemed necessary.

Qualifications and Skills

Education & Experience Requirements: Minimum of one year of relevant experience and/or training or an equivalent combination of education and experience. Proficient communication skills with residents and team members are essential. Additionally a valid drivers license is required. Must also have the ability to comprehend simple written sentences and utilize units of weight volume and distance as needed.

Environment:

BENEFITS OFFERED: Excellent benefits package including PTO accrual for fulltime employment up to 120 hours during the first year of employment which increases by one day with each additional year of employment up to 200 hours. We also offer health dental vision life LTD AFLAC and matched 401(k) programs with eligibility on the first of the month after 60 days of employment. We offer a $1500 annualized waiver if health insurance coverage is not needed. In addition 10 paid Holidays and Veterans Day for our employees that are Veterans (thank you for your service!; Birthday PTO after one year of employment; Personal Day after 6 months of employment; and 4 Wellness Days each year. Position is eligible for a bonus potential. Oncall Service Manager/Service Technician and Community Manager will receive a $25 monthly cell phone reimbursement.
