Position Summary:
Ensure compliance with policies procedures rules and regulations as established by Graceworks Enhanced Living the Ohio Department of Health Life Safety the Ohio Department of Developmental Disabilities the U.S. Department of Housing and Urban Development relating specifically to the preservation and maintenance of the asset represented in the building and grounds. The position will supervise at least one additional maintenance staff and assist the Enhanced Living administrator in pursuing the most costeffective supplies services and repair practices available.
Position Accountabilities and Performance Criteria:
1.Welcome train and supervise maintenance staff to ensure the duties are completed in accordance with all rules and regulations and to Graceworks standards
2.
Walk through all properties monthly to ensure maintenance issues are identified and documented to include completing a computerized work order.
3.
Maintain and make repairs and installations to buildings equipment and systems belonging to Graceworks Enhanced Living/Graceworks Housing HUD homes. Including plumbing electrical heating/air carpentry drywall and painting.
4.
Oversee the care for grounds and snow removal at all properties owned by Graceworks Enhanced Living/Graceworks Housing HUD group homes.
5.
Provide technical support to other maintenance staff to triage repair issues and reduce the use of outside contractors.
6.
Ensure readiness and compliance for outside inspections to include ODHLife Safety DODD licensure and HUD UPIS.
7.
Assist the administrator with purchase of major equipment replacement development of specifications for major capital improvement projects and the processing of the appropriate paperwork.
8.
Responsible for the selection and operations skill and safety training for maintenance staff including proper maintenance procedures and safety training as required by Federal State and Local Occupational Health and Safety Act.
9.
Assist the administrator in completing regular reviews for capital improvement budget as part of the annual operating budget preparation process.
10.
Adheres to the policies and procedures of the organization federal and state law in accordance with the resident protected health information.
11.
Adheres to the policies and procedures of the organization regarding technology cell phone use and technologybased information.
12.
Performs other duties as directed.
Position Qualifications:
Minimum Qualifications: Must have a High School diploma or equivalency. Must be able to read and write in the English language to complete their job duties successfully. Must have some maintenance certifications. Must have a valid drivers license proof of auto insurance and a good driving record.
Minimum Experience: Must have at least five years experience working as a maintenance generalist with wellrounded maintenance skills. Must possess excellent customer service skills. Previous supervisory experience required.
TYPE G PHYSICAL REQUIREMENTS
ENVIRONMENTAL CONDITIONS:
Temperature ranges from below 0 to above 100 degrees and may fluctuate from room to room. Lighting is variable ranging from bright to near darkness. Noise level varies from quiet to loud depending on area equipment and patient/resident needs.
PHYSICAL REQUIREMENTS:
Requires frequent bending walking sitting and standing. Frequent lifting pulling or pushing of weight up to 100 pounds occurs with the assistance of 12 team members with potential for exposure to heavy weight alone in sudden emergency situations.
VISUAL REQUIREMENTS:
Must possess clarity of vision at 20 inches or less with or without correction and peripheral vision. Must be able to read small print such as on measuring containers and manometers. Must be able to discriminate subtle color differences as in skin tones and packaging materials. Must be able to drive at night. Must be able to judge distances and have peripheral vision.
