Job Description

Service Technician

Job Summary: The role is responsible for performing maintenance and repair tasks for a portfolio of Build to Rent communities ensuring they are in excellent condition and meet the highest quality standards. The technician will respond to service requests troubleshoot issues and perform necessary repairs to maintain resident satisfaction and uphold the companys reputation for excellent service. Preventative Maintenance:

  1. Conduct scheduled quarterly and seasonal preventative maintenance
  2. HVAC system check and filter replacement Quarterly.
  3. Change out smoke detector batteries Quarterly.
  4. Irrigation settings Seasonal

Repairs and Troubleshooting:

  1. Respond promptly and per work order turn requirements to service requests from residents and address reported issues efficiently
  2. Diagnose and repair minor and major maintenance issues.
  3. The technician will notify the Service Coordinators immediately if they cannot make the repair or need material to do so.

Make Readies and Groundskeeper Support:

  1. Complete necessary scheduled Premove out inspection & move out inspections.
  2. Complete necessary scheduled move in orientations.
  3. Ensure homes are ready for the market by meeting TBD quality expectations within the budget and allowed time.
  4. Direct contact with trade/vendor to assign turn work orders.
  5. Ensure necessary work is done for groundskeeper duties.

Documentation and Reporting:

  1. Maintain accurate records of all the maintenance and repair activities including work orders materials used and hours worked.
  2. Provide detailed reporting to the Service Coordinators on completed tasks and outstanding issues.

Resident Communication:

  1. Interact with residents in a professional and courteous manner addressing their concerns and ensuring their satisfaction with the service provided.
  2. Providing a high level of customer service seeking proactive ways to support our residents and onsite team members.

Inventory management:

  1. Monitor and request necessary supplies tools and equipment for maintenance and repair tasks.
  2. Ensure that the inventory is well maintained and organized.

Qualifications

  • High School Diploma or equivalence
  • 3 years if experience in residential construction and remodeling in multiple trades
  • Must have a valid drivers license valid insurance and reliable work transportation.
  • Experience with HVAC Maintenance level Electrical Basic Plumbing other general maintenance.
  • Knowledgeable of codes municipal bylaws inspection estimating and planning
  • Working knowledge of Microsoft Office and high level of proficiency with handheld smart device (iPad etc.
  • Type II or III Universal E.P.A. certification required.
  • Experience working with Lennox HVAC Systems
  • MPO Certification preferred but not necessary.

Essential Functions

  • Typical work schedule Monday through Friday and after hours as requested.
  • Ability to access input and retrieve information from a computer and/or electronic device.
  • Ability to sit or stand for long periods of time.
  • Ability to move around work environment including stairs and construction sites.
  • Lift or move items up to 50 pounds.
  • Ability to communicate effectively through written and verbal communication in English.
  • Reliable transportation that meets job responsibilities.
  • Valid Texas Drivers License.
  • Maintain at least minimum car insurance required by Texas law.
