Job Description
TITLE: Building MechanicHVAC
REPORTS TO: Facilities Manager
DIRECT REPORTS: None
FLSA STATUS: Hourly
What Youll Do
As a key member of the Atlanta Decorative Arts Center (ADAC) operations team the Building Mechanic HVAC is responsible for the maintenance troubleshooting and repair of 321 individual commercial HVAC systems and other building infrastructure within a 550000squarefoot facility. This role ensures that all systems operate efficiently to maintain a comfortable and safe environment for tenants and visitors.
Position Responsibilities
Perform preventative maintenance servicing and repairs on light commercial HVAC systems and other building infrastructure.
Troubleshoot and resolve issues with heat pumps gasfired units lowvoltage electrical systems and plumbing.
Monitor and operate the Energy Management System (EMS) to optimize building performance.
Respond promptly to service requests including but not limited to HVAC electrical plumbing structural elevators fire sprinklers and general building maintenance.
Maintain detailed records of maintenance activities service calls and repairs using computerbased tracking systems.
Manage the inventory ordering and procurement of HVAC and building maintenance materials.
Qualifications
EPA 608 Type II or Universal Certification (preferred).
Technical degree in HVAC with two years of service experience OR three years of HVAC service experience (preferred).
Proficiency in troubleshooting and repairing heat pumps gasfired units and commercial HVAC systems.
Experience diagnosing and repairing lowvoltage singlephase and threephase electrical circuits plumbing and other building systems.
Familiarity with MS Office and Energy Management software.
Strong communication skills to collaborate effectively with the operations team ADAC management showroom owners vendors contractors and utility companies.
Ability to work independently while also contributing as a highly resourceful team player.
Excellent planning organizational and multitasking skills with sharp attention to detail.
Ability to lift 2030 lbs. regularly and 5060 lbs. occasionally.
Requires frequent stooping bending kneeling crouching climbing and walking.
Willingness to work in adverse weather conditions (rain snow extreme heat or cold) as needed.
