Construction Project ManagerGENERAL INFORMATIONTitle: Construction Project ManagerDepartment: MaintenanceSalary Grade: Administrative Pay Schedule 8
FLSA Status: ExemptSite/Location:MaintenanceReports to:Director for Maintenance and FacilitiesDate:3/3/2025POSITION SUMMARY

Responsible for managing multiple construction and renovation projects from the start of construction through the oneyear warranty period. Assist with review of the construction documents at various design intervals and constructionrelated problem resolution. Position is funded by the current capital improvement plan (CIP) and is dependent upon current and future CIP funding.

ESSENTIAL FUNCTIONS
  • Obtain an understanding of the contractual responsibilities of the owner (LCS) design consultant (A/E) and contractor as defined in the LCS construction contracts.
  • Post drawings and specifications and maintain an accurate set of construction documents. Maintain project files.
  • Implement maximum use of the department software for project administration.
  • Expedites the successful completion of assigned construction projects within the constraints of the budget schedule and scope of work.
  • Foster a team approach between LCS design consultants and contractors.
  • Visit assigned job sites as appropriate to evaluate construction progress and quality of work and expedite the resolution of project issues. Prepare written observations and report daily. Ensures progress meetings are conducted on a regular basis and are meeting the needs of the division.
  • Monitor the critical path schedule as submitted by the contractor. Notify the department and LCS leadership of any impacts to the schedule that could delay the completion date. Expedite owner and design consultant responses to prevent delay claims.
  • Assist in the preparation of daily observation reports and monthly workinprogress summaries. Provide written and photographic documentation of significant project events and issues.
  • Attend project meetings and observe critical activities at the site: prebid meeting preconstruction meeting progress meetings sub contractor coordination meetings and other critical construction events.
  • Review project submittals for compliance with project documents and verify that approved product is installed per manufacturers recommendations in the field.
  • Review pricing and time extensions on all proposed changes and work with design consultants and contractors to resolve differences. Recommend approval when price and scope of work are acceptable.
  • Work within the constraints established to provide the contractor and design consultants with answers for LCS on non scope and cost related items.
  • Monitor construction costs schedules and changes in the scope of work. Inform department and LCS leadership of relevant project issues in writing and requests assistance when needed to perform job functions.
  • Monitor the overall quality of work in accordance with contract documents to minimize punch lists and improve the final product.
  • Review monthly payment applications and time extensions for accuracy and forward to the Diretor with recommendations.
  • Monitor the projectrelated material and systems testing processes and results as required in a particular project. Recommend additional or reduced material testing depending on budget and job conditions. Reviews testing reports.
  • Coordinate the purchase and installation of LCS supplied equipment with other departments such as: telephone equipment installation and cabling computer cabling burglar alarm systems and proximity readers security cameras restroom accessories fire extinguishers and dedication plaques as required in a particular project.
  • Verify that specified testing and startup requirements are met for HVAC and other equipment.
  • Engage with the design consultant and contractor in punch list evaluation with design professional and contractor.
  • Meet with building code officials fire inspectors and health department to establish acceptance of the building prior to substantial completion.
  • Assist department and LCS leadership design consultants and contractor in establishing substantial completion.
  • Assist in the transition of ownership and movein from contractor to LCS including: building insurance; utility payments; activating security systems; distribution of keys; furniture fixture and equipment (FF&E) delivery and set up; and occupancy.
  • Schedule coordinate and attend all equipment demonstrations and training with division personnel.
  • Review Operations and Maintenance manuals and closeout documents to verify that they meet specified requirements.
  • Verify that all warranties have been received and are properly executed by the division.
  • Monitor the completion of all punch lists warranty and latent defects.
  • Track warranty items. Performs quarterly site visits for the first year and final oneyear walkthrough.
  • Coordinate with City of burg and burg City School procurement Finance departments to ensure compliance with procurement requirements.
  • Assist the Director and Deputy Superintendent with the annual updates to the 5year capital improvement plan.
  • Perform other duties as assigned.

EDUCATION AND EXPERIENCEConsiderable progressive professional experience in the management and administration of construction projects. School construction experience is preferred.KNOWLEDGE SKILLS AND ABILITIESHigh school diploma or GED required. An associates degree in construction technology engineering or architecture is preferred.SUPERVISORY RESPONSIBILITY

TRAVEL REQUIREMENTS
  • Reliable transportation is necessary.
  • Daily travel between schools LCS buildings and local areas is required.
  • Minimal travel outside of the City of burg is required.

WORK ENVIRONMENT AND PHYSICAL DEMANDSPossession of physical attributes required to carry out essential functions including fine motor skills and dexterity required to draft and use computer technology cell phone pager etc. Possession of the physical attributes required to carry out essential functions including bending carrying plans specifications project files and product samples stretching walking for extended periods of time stepping over construction obstacles climbing stairs and ladders standing and operating automotive equipment. Some of the work involves only exposure to normal everyday risks. Daily activities involve observing and monitoring construction projects in all weather conditions and access to hardhat areas.
