What we are looking for:
We are looking for our next Associate Investments CEE (Real Estate) with strong analytical skills for our Investment Management Team based in Warsaw!
In this role you mainly support local investment teams on transactions on the CEE market. As part of the day to day duties he/she support the investment management (Transaction and Asset Management) activity of the region.
Among your responsibilites could be:
Transaction support:
Assist the transaction team with analyzing potential investment opportunities and preparing Screening Memos and Investment Memorandums.
Conduct cash flow modeling including financing and structuring for acquisitions and sales.
Support due diligence processes and coordinate with thirdparty consultants.
Asset management support:
Assist the asset management team with managing the existing portfolio and preparing Argus cash flows for allocated assets.
Review and ensure accuracy of monthly/quarterly reports in Yardi and collaborate with accounting providers.
Manage liquidity for development projects and ensure CAPEX monitoring and reconciliation.
Financial and cash flow management:
Conduct cash flow modeling including financing and structuring for potential acquisitions and assets to be sold.
Prepare Argus cash flows for allocated assets and assist in creating Annual Business Plans (ABPs).
Assist in arranging external financing and ensure reporting requirements and loan covenants are met.
Data and system management:
Maintain Real Connect (or other systems) updated with transaction/development status and necessary documents.
Ensure closing transactions are timely reflected and all relevant documents are handed over to asset/property managers.
Manage valuation processes and ensure data accuracy in relevant systems.
Collaboration and coordination:
Assist in asset onboarding and transfer necessary information to third parties.
Support the sourcing appointment and management of thirdparty service providers.
Collaborate on Property Set Up Templates and support insurance renewals and claims management.
Compliance and reporting:
Ensure knowledge and application of the CRREM model during due diligence and asset lifetime.
Assist in preparing and reviewing performance analysis including NOI CAPEX valuations and IRRs.
Maintain the ESG database in Deepki and ensure regular updates by property managers.
Youll need to have:
Initial professional experience in an investment environment particularly in the Real Estate sector ideally within private equity investment management investment banking or advisory firms.
Experience in transaction financing and asset management including deal internal approval documentation due diligence and implementation.
Excellent financial modeling skills in Excel and Power BI with broad digital literacy including Word and PowerPoint. Knowledge of Argus and Yardi is a plus.
Ability to work as part of a lean local team with a forwardthinking and proactive approach.
Strong analytical and mathematical skills with excellent interpersonal communication and presentation abilities in English Polish is a plus. High level of personal integrity and service standards.
