Position Title (Classification Title):Maintenance Specialist 114610Working Title:HVAC Maintenance SpecialistJob Summary:This position will provide operational and maintenance support for HVAC equipment and related control systems. Duties include routine preventative and rehabilitative maintenance of these systems per manufactures recommendations on a daily monthly quarterly and annual basis. Effective communications skills are required to communicate with operations and maintenance support staff and campus customers to meet the mission of the University.DepartmentFacility MaintenanceFLSA:NonExemptMinimum Qualifications:Completion of an approved apprenticeship program for multiple trades; or a high school diploma and four years of appropriate experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.Position Qualifications:Proficient in use of Microsoft Office Programs (EXCEL WORD) and Gmail Reading and interpretation of construction drawings construction specifications wiring diagrams controls schematics and equipment sequence of operation. Plan and organize work assignments. Well developed time management skills. Work well in a team environment. Well developed interpersonal skills. Well developed written and oral communication skills.Preferred Qualifications Utilize a computerized work order system (TMA) Universal Refrigerant Recovery and Recycling Certification Per Section 608 of the Clean Air ActEssential Functions / Job Duties:
  • 55 Duties include operation preventative maintenance and corrective maintenance to campus HVAC equipment and control systems. Operation involves addressing customer complaints for warm and cold calls for HVAC systems and controls that are not operating correctly. The ability to understand how the system should work and initiate corrective action to solve the complaint is a key component to this position. Preventative repair and replacement maintenance ensures that equipment is operating correctly and extends the life of this equipment. This includes changing filters keeping the equipment and coils clean changing belts and drives motor replacement or adjustment greasing bearings repairing piping leaks ensuring condensate drains are functioning ensuring unit or system is operating as intended. Typical types of equipment systems to be operated and maintained are single zone constant volume single zone VAV VAV multizone and dual duct chilled and hot water HVAC systems. Typical refrigeration type cooling and heating units are single zone constant volume units and variable refrigerant volume direct expansion systems. The primary HVAC control system serving campus is a direct digital control Siemens Building Automation System. Older buildings still have pneumatic operated controls. Proficiency in both types of control systems is required. Related HVAC equipment are variable frequency drives ductwork and damper systems VAV boxes with hot water and electric reheat coils hot water and chill water valves. Other ventilation equipment includes general exhaust fans kitchen hoods and exhaust fans supply fans laboratory hoots and exhaust fans. Other equipment that the department operates and maintains are kitchen equipment ice machines refrigerators environmental chambers water fountains pumps heating hot water boilers and air and water cooled chillers. A good understanding of sensors or meters that read temperature relative humidity dew point water and air pressure voltage amperage and resistance is required. (Essential)
  • 20 The incumbent is responsible for the maintenance and repair of plumbing and plumbing systems in University buildings and building systems to include both potable water and waste water. This person carries out a variety of duties to include: Piping systems including natural gas air water and vacuum. Cuts and threads pipe using pipecutter and threading machine .Assembles and installs valves faucets traps wash bowls sewers vents etc. Clears clogged drains using rotorooter or other plumbing equipment Assembles installs and repairs routine plumbing fixtures such as sinks commodes water fountains etc. Repair or replace flushing systems such as pistons arms vacuum breakers ball cocks strainers seals etc. Diagnose and repair kitchen equipment such as garbage hog sinks dish washer tray conveyer steamer etc. The incumbent performs a variety of preventive maintenance inspections to identify any damage or deterioration which has occurred since the last inspection. Documents inspection results and submits those findings along with recommendations for corrective action to their immediate supervisor. (Essential)
  • 20 The incumbent is responsible for the maintenance and repair of electrical and electrical systems in University buildings and building systems to include both interior and exterior. This person carries out a variety of duties including but not limited to: Locates and determines electrical malfunctions using various testing instruments. Inspects circuits and wiring for compliance with safety standards and local codes Building exterior and parking lot lighting Athletic field and court lighting Building wiring systems and components such as but not limited to transformers (single and three phase) circuit breaker panels disconnect switches and control wiring for motors and miscellaneous machinery. Installs and/or modifies building electrical wiring systems using a variety of conduit and wiring types and methods. Defective electrical lamps sockets switches receptacles relays etc. as required. The incumbent performs a variety of preventive maintenance inspections to identify any damage or deterioration that has occurred since the last inspection. Documents inspection results and submits findings along with recommendations for corrective action to their immediate supervisor. (Essential)
  • 5 Perform duties to assist other craftsman as determined by supervisor. Maintain the job site shop area in an orderly clean and safe condition. Uses stationary and portable power tools hand tools pneumatic and power activated tools as required including their maintenance and adjustment. Material estimating and record keeping: preparing material estimates of work to be performed using as a basis drawings blueprints sketches and written or verbal instructions. Recording time and material expended on Work Order forms. (Essential)
