The PreConstruction Manager will be a key part of the engineering team and will be responsible for project managing new building planning design and preconstruction. This will include the extension of existing facilities and any new sites.

The PreConstruction Manager will play an integral role in the development and implementation of the North American facility network infrastructure. This role will analyze and evaluate different facility scenarios and buildout designs. In addition this candidate has to support the standardization of the technical and facility related processes and systems.

This opportunity combines construction engineering planning project management facilities management and contract management. It requires a person who can show proven ability in the planning and design and project management / control of new and the enhancement of existing facility buildings.

Key job responsibilities
Obtain and document all specifics regarding projects from site selection and transaction management. Research and compile all available information for site.
Provide coordination of all engineering and architectural specifications for each building type including but not limited to internal composite coordination sitespecific information including site surveys existing drawings and site visits transportation and traffic control internal build requirement sheet (BRS) requirements and specific line of business (LOB) requirements/standards.
Coordinate initial architectural design and permit submittals as required.
Develop and provide supporting documents for lease for example site plans work letters schedules phasing plans etc.
Develop initial construction schedules and sequences for phasing of construction if necessary.
Creation of construction estimates for capital requests and other planning efforts.
Manage due diligence utility and other coordination efforts prior to construction handoff.
Provide complete and accurate documentation for construction handoff including but not limited to contacts drawings permit status lease language & exhibits capital request breakdown any land load (LL) contributions or reimbursements and any other work product that has been completed by PreConstruction.
Maintain repository for all preconstruction work product by site.
Ability to travel throughout North America approximately 60 of the time.
Survey facilities develop and document procedures to audit the facility provide evaluations and analysis and recommend solutions to facility infrastructure safety and security problems involving facilities and people
Negotiate contracts and contract changes with developers and General Contractors and present formal documentation for approval when required
Ensure that contracts are fit for purpose cost effective and incorporate appropriate Service Level Agreements
Provide overall site management coordination planning specification of business proposals and coordination of subcontractors
Facilitate and team with others on due diligence evaluation of new opportunities
Assess project performance through Key Performance Indicators for safety quality cost schedule and sustainability
Partner with teams tasked with transition of base building management and oversight of all turnover documentation
Coach and guide all project teams (developers design engineers general contractors subcontractors internal stakeholders) throughout the full project lifecycle
Ensure that contracted resources deliver work to meet duration and quality targets addressing and ensuring the correction of underperformance issues
Audit contractors to check that the skills and competencies of contract labor are appropriate to need and they are fit to undertake the work on which they will be deployed
Inform developers and contractors of projected changes in resource or work demand so that they can take appropriate action
Identify and resolve clashes design misses and schedule conflicts with other Amazon teams
Establish and operate the information systems necessary for effective scheduling and recording of contract work
Review of designs and ongoing construction for conformance to current building specifications
Provide critical review of current design standards to identify value engineering and design enhancement opportunities to be considered by internal engineering and schematic design partners
Comprehensive budget tracking forecasting and management of assigned expansion remodel and new build projects
Receipt review and analysis of all proposed cost and time change requests as presented by external project teams
Review and guide internally requested changes for validity impact and ensure timely and cost sensitive incorporation once approved
Lead or assist in negotiations with appropriate regulatory bodies and Authority Having Jurisdiction (AHJ) entities as required
Positive clear concise and transparent cross team communication for all aspects of project delivery
Be available during core working hours
The role is remote and will include upwards of 60 travel regionally with the potential of traveling to all North America locations based on the business needs.

Bachelors degree in Engineering Construction Management or comparable field 5 or more years of experience in commercial or industrial construction as an Engineer Construction Manager General Contractor PM Owners Representative Commercial Developer or similar constructionrelated disciplines 5 or more years Project Management experience 5 or more years of experience negotiating construction procurement and labor contracts

Masters degree in Engineering or Construction Management Demonstrated skill in written & oral communication to technical and nontechnical stakeholders. Specific experience in construction or renovation of commercial warehouse facilities or fulfillment centers.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $69700/year in our lowest geographic market up to $155800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on jobrelated knowledge skills and experience. Amazon is a total compensation company.
