POSITION PURPOSE:
As an Associate Debt Transactions you will play a crucial role in supporting the of debt financing across the diverse portfolio of real estate and infrastructure investments that CIM owns and operates. Your responsibilities will encompass a wide range of tasks including the preparation and review of transactionrelated documents including financing memorandums financial models and term sheets; managing the due diligence process for new loans; working alongside the Debt Transactions team to manage the loan closing process; overseeing internal management of loan database systems to ensure CIM has a complete picture of its loan portfolio; and playing a key role in coordinating with lenders external advisors CIMs internal investment and capital markets and support teams and executives within our portfolio companies. Your responsibilities will include market analysis market research due diligence and ongoing support and maintenance through the lifecycle of each loan.

ESSENTIAL FUNCTIONS:

    • At the direction of the Debt Transactions team lead of financing tasks for acquisitions refinancing and other transactions across CIMs broad portfolio of real estate and infrastructure assets
    • Assist with analyses due diligence and closing processes for debt financing transactions to support CIMs various investment vehicles
    • Prepare and provide relevant updates to debt underwriting utilized by CIM Investments Group
    • Build execute and/or update financial models to perform comparison and financial valuation analysis on potential capital structure optimization initiatives
    • Maintain updated and accurate records in loan database systems to ensure firm has complete picture of its loan portfolio
    • Review assetlevel budgets and forecasts to gain an understanding of assetlevel business plans in the context of fundlevel strategy. Perform assetlevel financial analyses in conjunction with fundlevel business initiatives as needed to support of the capital markets plan for each asset or business
    • Assist the Debt Transactions team (in partnership with the Investments Group Capital Markets Portfolio Management and/or outside counsel) with review and of loan documentation loan applications and/or term sheets
    • Support Debt Transactions team in bidding and negotiation processes
    • Support with of derivative transactions as requested
    • Prepare information memorandums detailing potential projects or portfolio company investments for prospective lenders as requested
    • Conduct capital markets research for asset acquisitions company acquisitions and project finance transactions
    • Other essential duties as assigned

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification licenses etc.

    • Bachelors degree required
    • 13 years professional experience in a financial analysis investments or capital markets role at an investment bank private equity firm commercial real estate brokerage or similar organization focusing on commercial real estate finance or lending
    • Experience in commercial real estate finance and capital markets including loan origination preferred
    • Strong financial modeling/Excel skills and strong presentation and writing skills including proficiency with PowerPoint required

    • Attention to detail and the ability to set and meet realistic deadlines in a fastpaced environment
    • Excellent interpersonal skills highly motivated and results oriented process oriented with strong organizational and communication skills
    • Ability to read analyze and interpret complex agreements

Actual base salary considers several factors including but not limited to geography jobrelated knowledge experience and budget. The start of the salary range is typically associated with the minimum experience required. At CIM base pay is one part of the total compensation package. For this role bonus compensation may be a significant part of the total compensation. The anticipated base salary range for the position in Los Angeles is $120000 $160000.
