Description

POSITION SUMMARY

The Capital Projects Manager will oversee building and site construction/renovation projects on behalf of North Greenville University (NGU). Reporting to the Executive Vice President and working closely with the Vice President of Campus Enhancement Services you will assist in building developing and leading the project team to ensure maximum performance by providing purpose direction and motivation. This role will be responsible for leading projects from program development through occupancy identifying schedules scopes overseeing the budget estimating and the team of contractors and professional designers throughout the design and construction process.

RESPONSIBILITIES

  • Collaborate with Campus Leadership on project scope programming limitations etc.
  • Develop and maintain partnerships with thirdparty resources including vendors; negotiate with general contractors and subcontractors and design professionals to obtain fair contracts for their services
  • Create project schedule with deliverables and milestones clearly stated with the expectation of ontime delivery
  • Facilitate in the creation and management of project budgets and work to remain within defined budget
  • Throughout the project monitor the status and when necessary work with administration to revise the scope schedule or budget to ensure project requirements can be met.
  • Establish and maintain relationships with relevant client stakeholders providing daytoday contact on project status and changes acting as a liaison between the campus community and the contractors/designers.
  • Establish and maintain processes for defining and managing scope during the project lifecycle setting quality and performance standards and assessing risks.
  • Report project outcomes and/or risks to the appropriate management channels and escalate issues as necessary according to project work plan.
  • Assist with and facilitate the review of capital project contracts.
  • Ensure University quality standards are always met.

PHYSICAL REQUIREMENTS

  • Mobility: Frequent walking standing climbing stairs and navigating uneven terrain on construction sites.
  • Lifting: Ability to lift pull push and exert up to 20 pounds of force and carry materials up to 25 to 50 pounds regularly.
  • Dexterity: Good handeye coordination for operating tools and equipment taking measurements and writing notes.
  • Flexibility: Bending crouching kneeling and reaching to access different areas of a construction site.
  • Endurance: Ability to stand or walk for extended periods especially during site inspections.
  • Vision and Hearing: Clear vision and hearing to assess construction progress identify potential hazards and communicate with workers.
  • Cognitive/Emotional: ability to critically think and concentrate. Must be able to respond quickly to changes in conditions

WORKING RELATIONSHIPS

This position is a fulltime exempt position. The Capital Projects Manager reports directly to the Executive Vice President while working closely with the Vice President of Campus Enhancement Services.

WORK SCHEDULE

Monday through Thursday 8:30 a.m. to 5 p.m. and Friday 8:30 a.m. to noon. Office hours are subject to change as deemed necessary. Frequent afterhour engagement will be necessary.

Qualifications

  • Agree to abide by the employee handbooks including community standards agreements.
  • A bachelors degree in construction management architecture or related field or someone with applicable experience.
  • A minimum of five years of project management experience in the construction industry with specific experience in managing budgets and schedules.
  • Proven risk management experience in construction projects.
  • Strong attention to deadlines and budgetary guidelines.
  • A working knowledge and ability to use software used by project teams and contractors such as Procor Bluebeam etc.
  • Can multitask while managing multiple projects of various sizes.
  • Proven success working with all levels of management including problem solving and conflict resolution skills.
  • Strong written and verbal communication skills.
  • Strong team management and leadership skills.
  • Project management skills such as time management project budgeting resource management and project scheduling.
  • Strong knowledge of construction management best practices.
  • Current understanding of the codes/regulations related to construction (OSHA local building codes etc.....
