Summary of the Position:
Tishman Speyer is seeking to hire a Controller to maintain all aspects of the Client Services Departments financial operations. The Controller will be responsible for overseeing the Accounting team financial reporting and internal controls. The incumbent will also be responsible for ensuring the accuracy of financial statements compliance with regulations and the efficiency of financial operations. The Controller will develop budgets analyze financial data and provide strategic insights to support decisionmaking.
Key Responsibilities:
Oversee financial reporting and ensuring compliance with regulations (GAAP).
Prepare and analyze profit and loss statements.
Review monthly subcontractor expenses ledgers and financial reports for accuracy and request adjustment of journal entries as necessary.
Review of corporate recharge.
Provide detailed variance explanations to leadership Property Management and Asset Management.
Manage accounting operations including accounts payable/receivable and payroll.
Adjust or initiate new billing policies and procedures as needed.
Determine annual recurring contract escalations and verify upload.
Develop and monitor budgets forecast and financial performance.
Develop annual budgets track variances and provide quarterly forecasts.
Calculate and distribute updated annual expense allocations administrative staff payroll allocations and onetime rate schedules and ensure rate increases are accurately processed and implemented.
Ensure contract increases are effectively communicated to all customers (tenants) via escalation letters.
Update summary listings for new year allocations employee rates and cleaning charges.
Analyze cost structures including labor equipment and cleaning supplies.
Optimize pricing strategies for contracts and service offerings.
Implement and maintain internal controls to prevent fraud and ensure accuracy.
Ensure compliance with the 32BJ SEIU contract.
Prepare annual union bonus increase and unused sick payment listings.
Coordinate payroll processing for 32BJ union employees.
Track employee count hours overtime and benefit expense.
Lead financial audits and liaise with internal and external departments.
Provide financial insight and recommendations to leadership.
Perform other duties as assigned.
Skills & Qualifications:
Proficient computer skills including Microsoft Office (Outlook and Word) Microsoft Dynamics D365 and advanced skills in Microsoft Excel.
Effective oral reading listening and written communication skills.
Ability to assess and evaluate situations and critical issues effectively and accurately.
Takes initiative and is always focused on continuous improvement.
Strong organization time management and project management skills.
Acts with integrity professionalism and confidentiality.
Strong analytical mathematical administrative and problemsolving skills.
Passion for ensuring billables are completed in a timely and accurate fashion.
Education/Experience & Certifications/Licenses:
Bachelors degree in Accounting or a similar field is required.
At least 8 years of accounting experience required in private/public accounting and/or real estate accounting.
Minimum of 5 years experience as a Controller preferably in cleaning services facilities management or real estate. Proven track record of overseeing financial operations budgeting and compliance within a fastpaced environment.
Physical Requirements:
Present a professional appearance and engage with our Hospitality program.
Ability to travel between floors and buildings in order to effectively communicate with the team and customers (tenants).

The base compensation range for this role is $125000 $135000.
This base range reflects a number of factors including but not limited to relevant experience skill sets and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyers New York team as weve considered factors specific to this geography.
