POSITION TITLE: Building MechanicREPORTS TO: Facilities Manager and/or PrincipalsSUMMARY: Responsible for performing routine building maintenance tasks includingbut not limited to carpentry; electrical; heating ventilation and airconditioning (HVAC); plumbing etc. Also performs general cleaning.PRIMARY RESPONSIBILITIES:1. Inspect buildings and structures to determine functional systems and detectmalfunctions and needed repair making notes and recommendations using a preestablished check sheet2. Performs minor electrical maintenance including but not limited to replacement orrepair of fixtures (i.e. wall switches and outlets incandescent and fluorescent bulbs andtubes ballast sockets fuses minor appliances cords etc. using appropriate handPower and specialty tools3. Performs minor plumbing maintenance (i.e. replacement or repair of leaks in drainsand faucets unclogging of drains trenching and laying new lines replacing drain hoseson washers and similar devices etc.4. Performs minor painting carpentry and masonry work (i.e. preparing surfaces andusing brush sprayer or roller to apply paints stains and varnishes hanging doorsfitting locks and handles etc.5. Reconfigures installs positions and remounts modular offices and space (i.e.furniture wall panels work surfaces storage bins lighting file cabinets etc. toaccommodate user needs and maximize office space using various hand power andspecialty tools dollies and hand trucks6. Prepares the surfaces and paints various structures and equipment (i.e. wallsrefrigerators evaporative coolers floors roofs doors restroom facilities etc. topreserve wood and metal parts from corrosion and maintain a safe comfortableworking environment using various painting equipment and related tools (i.e. sprayersrollers brushes thinners etc.7. Clean rooms hallways lobbies lounges restrooms corridors elevators stairwaysparking lots and other work areas.8. Order parts and maintain required documents9. Must be able to work flexible hours10. Assist on grounds when necessary11. Performs other duties as assigned by the Facilities Manager and/or PrincipalsABILITY TO:1. Read write speak and understand English fluently2. Understand the building HVAC system software programsQUALIFICATIONS:High school diploma as well as evidence of ability to perform each essential dutysatisfactorily.
