Job Description

TITLE: Manager HVAC


JOB DESCRIPTION:
Directs schedules and manages the maintenance repairs and construction activities of assigned
personnel in their skilled trade. Such as air conditioning refrigeration heating ventilation and energy
management.

QUALIFICATIONS:

  1. Education and/or experience equivalent to a High School Diploma or GED
  2. Five 5 years of journey level experience in related field including three 3 years of supervisory experience in the same field.
  3. May require possession of or ability to obtain (within specified time) certifications such as scissorlift certification asbestos certification OSHA 10 and/or Type I/II Technician for proper refrigerantpractices
  4. Valid Arizona Drivers License

ESSENTIAL FUNCTIONS:

DUTIES AND RESPONSIBILITIES:

  • Provide information to staff for the coordination maintenance repairs and installation of HVACequipment and components.
  • Supervise train and evaluate assigned staff and makes recommendations for hire.
  • Conducts routine onsite or project inspections to determine service needs and scheduleadjustments.
  • Communicates schedules and work load with staff.
  • Conduct job site inspections of completed work to assure compliance with work order requestsestablished procedures local state and national codes.
  • Supervise all activities of subordinates; maintains accurate time sheets and attendance records.
  • Determines priorities schedules and trains personnel in district policies department proceduresregulations and trade guidelines in areas such as: safety regulations (OSHA) hazardous materialsEPA refrigerant handling procedures central plants package units EMS and asbestos containingmaterials.
  • Submit work requests; provide work order reports and supporting information for open and closedwork orders.
  • Order materials supplies and equipment; keep uptodate with new products and industry changes.
  • Obtain quotes for repairs and installations provide job cost estimates; submit purchase orderrequisitions and deliver materials and parts to job sites as needed.
  • Manage project expenditures and ensure purchases are within financial guidelines. If necessaryrecommend changes orders to cover projected expense overages.
  • Manage yearly Maintenance & Operations budget and yearly bond expenditures.
  • Develop and maintain a Department Management Plan that includes records for such items aswork hours supplies materials needed scheduled activities and rental equipment.
  • Manage safety issues Districtwide responds to emergency and health related situations.
  • Interface and coordinate work with various contractors consultants vendors governmental andnongovernmental agencies and organizations regarding the proper installation of various projects.
  • Attend meetings and conduct campus inspections
  • Use District vehicle for travel to sites where presence is required.
  • Assist FMFL supervisor on planning and problem solving.
  • Perform other duties as assigned.

KNOWLEDGE SKILLS AND OTHER CHARACTERISTICS:

  • Knowledge of general commercial building maintenance principles practices and techniquesincluding current technology
  • Knowledge of HVAC and ventilation systems
  • Knowledge of project management principles and practices
  • Knowledge of budgeting procedures and techniques
  • Knowledge of supervisory practices and personnel administration
  • Skill in applying general maintenance principles practices and techniques
  • Skill in both verbal and written communication
  • Skill in establishing and maintaining effective working relationships
  • Skill in operating a personal computer
  • Ability to inspect buildings equipment and estimate cost of repair or replacement
  • Ability to compile organize analyze and interpret data
  • Ability to coordinate such services with other District departments

WORKING CONDITIONS:
Hazardous chemicals and dangerous machinery
Exposure to extreme weather conditions

PHYSICAL EFFORT:
Bends stoops lifts.
May stand for prolonged periods of time.
Lifts moves or carries up to 80 pounds of materials.
Climbs to various heights and works in confined spaces.
