Responsibilities
As a Maintenance Technician with Hines you will maintain basic operation and maintenance of assigned building equipment and systems by routinely reviewing operating conditions and established programs to understand and resolve any abnormal operating issues.
This is a fantastic opportunity to work with a fastgrowing biotech company in a brand new state of the art headquarters buildings in the South San Francisco science. Responsibilities include but are not limited to:
Assist with performing general maintenance and repairs on all mechanical electrical plumbing and HVAC systems including but not limited to pumps chillers boilers air compressors and air handling units.
Make adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Supervisor.
Perform general repairs maintenance and replacement of building components including but not limited to: building fixtures and appliances plumbing and electrical.
Maintain 80C and 20C freezers with deicing and defrosting maintenance for laboratory science rooms.
Perform Nitrogen and Carbon Dioxide gas cylinder changeouts inventory gas distribution system maintenance.
Participate in the water treatment chemical programs established in the property including understanding of pure water systems.
Maintain operation logs and files where appropriate to include but not limited to: central plant operations chemical consumption logs and other equipment or operation inspection logs specific to the property.
Apply basic knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders.
Provide prompt and courteous response to tenant requests within the guidelines set forth by Hines.
Maintain ethical professional and courteous relations with contractors and tenants.
Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.
Demonstrate full competency in all current Hines and property emergency procedures including but not limited to:
Assist with directing building occupants with evacuations.
Assist with life safety system alarms
Assist emergency authorities and response teams
- Develop understanding and usage of fire alarm and life safety systems at assigned property.
- Adhere to all Hines property policies and procedures and perform all duties in a safe manner.
- Actively participate in required training activities and seminars.
- Assist with laboratory furniture move and bracing of lab equipment.
Qualifications
Minimum Requirements include:
- High school diploma or GED from an accredited institution required.
- One or more years of related experience in commercial facilities.
- Assuring a safe environment for work.
- Interpersonal and communication skills.
- Possess sufficient computer skills to effectively administer required engineering programs.
- Understand and apply correct usage of all personal safety equipment.
- Strict adherence to nondisclosure agreements and a high degree of confidentiality.
- Ability to comply with client health and safety protocols.
- Ability to manually lift 25 lbs. or more.
- Ability to climb up and down stairs access restrictive openings and perform emergency procedures.
- Use full range of manual dexterity (i.e. sitting squatting bending kneeling walking and lifting).
- Use olfactory auditory and visual senses to inspect buildings and detect emergency alarms.
- Meet the shift working requirements of the assigned property; shifts may include early mornings late evenings weekends and some holidays.
- Work overtime as business needs deem appropriate.
