About the role
We are seeing an experience and dynamic leader to manager and delivery Estates Services for Cross Keys Homes (CKH). The successful candidate will lead the Estates Team in line with CKH policies fostering a positive and inclusive culture whilst ensuring exceptional service delivery.
We are looking for someone who can effectively deliver and report on estates services and operations. Maintaining high standards providing value for money and oversee the Grounds Maintenance Service contract with a 1 million annual spend.
The Successful candidate must have excellent customer service skills strong people management capabilities and be highly organised to meet ambitious objectives. They will be collaborating with other teams such as Neighbourhood Management and Retirement Housing will be essential to drive culture of teamwork and achieve our high standards.
Key Responsibilities
The main responsibilities of this role are to lead and manage the Estates team and oversee the Grounds Maintenance contract to achieve high performance and service standards whilst ensuring we have a wellmaintained and attractive estate. The successful candidate will manage all estates services contracts including compliance reporting on waste management materials and landlord obligations and ensuring the maintenance of communal areas including highrisk buildings health & safety budgets and contracts.
The Services Manager (Estates Services) will provide leadership to ensure that all works are completed on time and to high standards including preparing monthly performance management reports and ensuring compliance with health and safety is upheld. This role covers a wide range of areas including overseeing damp and mould cleaning services monitoring and managing fire door compliance and ensuring that contractors meet performance standards and legal / environmental obligations.
The role involves managing financial controls tracking resident satisfaction and contributing to the development of the CKH business plan and representing the department at internal and external stakeholder meetings.
What we are looking for
The successful candidate will have proven experience in a full linemanagement role including performance management and resource efficiency. They will have a strong knowledge of health and safety regulations (Health and Safety at Work Act 1974 with qualifications in IOSH COSHH or equivalent training.
They will be a proficient in the use of computers capable of implementing new ICT systems and developing reporting tools and experienced in producing performance reports for senior managers. With strong Budget management experience with a strong understanding of contracts and legal requirements with the ability to manage and motivate a team to meet performance deadlines and targets.
A willingness to undertake a DBS check will be required for this role.
