Position Purpose/Summary (A brief descriptive statement that summarizes the overall purpose and objectives of the position the results the worker is expected to accomplish and the degree of freedom to act.:
Essential Functions: (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
1. Performs preventative maintenance of equipment.
2. Diagnoses equipment problems.
3. Makes repairs to equipment.
4. Is familiar with and experienced in swimming pool and sauna tub systems and maintenance.
5. Interacts with staff residents vendors and regulatory agency personnel on a regular basis.
6. Serves as first responder in emergencies including administering first aid; utilizes emergency firefighting and medical equipment.
7. Operates twoway radio.
8. Communicates with emergency personnel.
9. Serves as security officer on first shift.
10. Must be prepared to work any shift.
11. Must be prepared to serve oncall 24/7 every 5th week or as scheduled.
12. Performs other duties as specified by the Maintenance Supervisor and Director.
Supervisory Responsibilities if any (The scope of the persons authority including the positions that report to the incumbent.:
Qualifications (Minimum Job Requirements):
Education: High school diploma or GED.
Experience: Minimum of 5 years maintenance or maintenance related experience.
Specific skills/abilities:
The Maintenance Technician must possess a high skill level in the following disciplines:
1. Electricity and electrical circuits both AC and DC. Switch gear up to 480 VAC.
2. HVAC equipment to include chillers boilers gas fired heating systems and heat pumps.
3. Plumbing piping systems fire sprinkler systems valves soldering and brazing of copper and threading of pipe.
4. Carpentry framing trim work layout and design
5. TV and telephone systems cable and wire splicing troubleshooting of equipment.
6. Painting preparation of surfaces drywall repair; plaster repair operation of air compressors and paint spray equipment.
7. Possess the ability to read interpret and understand blueprints layout drawings and electrical schematics.
8. Understand building codes building structures including foundations footings roof structure doors and windows.
9. Possess a working knowledge of OSHA regulations Life Safety Code and Fire Code regulations.
10. Must have a working knowledge of gasoline and diesel engines minor automobile
repair and working knowledge of generator equipment.
11. Must have working knowledge of power tools and the use of associated safety equipment.
12. Must be patient with difficult staff and residents.
Specialized knowledge licenses etc.: Must be CPR certified or pass onsite CPR certification; possess a valid North Carolina drivers license. Must be Certified Pool Technician or able and willing to pass pool certification course.
Preferences (Optional): (Preferred attributes for the position which are not absolutely required in the minimum qualification e.g. masters degree bilingual).
Working Conditions/Physical Requirements:
1. Ambulatory throughout all locations.
2. Proven ability to bend stoop and reach overhead.
3. Working hours sometimes unpredictable.
4. Exposure to chemicals and toxic substances.
5. Exposure to garbage and waste materials.
6. Ability to lift a minimum of 50 pounds.
