Shine Associates LLC has been retained to search identify and recruit an Assistant Vice President Acquisitions on behalf of our client (Company). This position will be based in Atlanta GA and report to the Vice President of Acquisitions

The current portfolio includesover 55000residential units 1 million square feet of retail and office space and 25 million square feet of industrial space.ASSISTANT VICE PRESIDENT ACQUISITIONS
The Acquisition Assistant Vice Presidents (AVP) primary responsibility is to execute the firms strategic goal to grow the company through the acquisition of commercial real estate assets primarily multifamily assets located within one or more target markets within one of the Companys four Acquisition Regions. The VP has primary responsibility authority and accountability for sourcing underwriting negotiating structuring and closing of acquisitions in accordance with the current investment criteria and portfolio demands of the firm. The AVP will have 7 to 10 years of multifamily transaction related experience and will embrace our company values of accountability inclusiveness energizing and courageousness.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Market Selection- In conjunction with the VP on a quarterly basis review and evaluate market data and recommend markets and submarkets in which to target acquisitions.
Deal Sourcing - The AVP is responsible for sourcing potential real estate acquisitions. Networking within the real estate community is a major part of this position and includes determining the appropriate contacts within markets and the evaluation of which will be most beneficial in ensuring the successful of firms longterm business plan. Essential contacts to be established and maintained include competitors brokers management companies developers potential sellers data providers and so forth.
- This position requires extensive travel to source new transactions and must maintain a current pipeline of forsale properties.
Acquisition Process Management- Prepare a market analysis
- Develop a financial assessment and prepare an acquisition pro forma
- Supervise assigned real estate analyst
- Negotiate with seller or sellers representatives
- Assemble and manage the due diligence team
- In conjunction with Property Operations and Asset Management develop a business plan for the subject property
- Assist the Treasury Group in obtaining the bridge and/or permanent financing
- Present to the Investment Committee to secure requisite internal approval
- In the case of apartment and industrial/flex properties provide appropriate postclosing transitional support to Companys Portfolio & Asset Management Group and the Property Operations Group as the responsibility for executing the propertys business plan is transferred to those groups.
Provide Guidance and Management Oversight- The AVP will work with any Analyst and/or Associate assigned to them by the VP and is responsible for providing guidance and management oversight. This includes setting tasks approving travel evaluating their work product and assisting with year end performance evaluations.
Industry Affiliations- Participate in national trade associations that further the business activities of the firm such as the National Multi Housing Council (NMHC) Urban Land Institute (ULI) or the National Association of Industrial and Office Properties (NAIOP).
SUPERVISORY RESPONSIBILITIES
Directly supervises one or more nonsupervisory Acquisitions Associate and/or Analyst. Carries out supervisory responsibilities in accordance with the organizations policies and applicable laws. Responsibilities include interviewing hiring and training employee; planning assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
QUALIFICATIONS SKILLS AND EXPERIENCE

Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.- Fouryear college or university degree required and either a Masters of Business Administration degree or a minimum of four years related work experience and/or training required. The position also requires several years of experience in an acquisition department and includes prior participation in the sourcing underwriting and closing of commercial real estate assets along with basic knowledge of target investment locations within several regional markets.
- Ability to read analyze and interpret general business periodicals professional journals technical procedures or governmental regulations. Ability to write reports business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers clients customers and the general public.
- Ability to work with all basic mathematical concepts and more advanced concepts such as the time value of money (present values future values internal rates of return etc).
- Ability to define problems collect data establish facts and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
