Job Description

- Application and knowledge of general maintenance work and repairs such as: drywall paint appliance installation basic HVAC knowledge carpentry basic electrical basic plumbing etc.
- Perform and provide exceptional quality work and services
- Perform work in a timely manner
- Aids in the scheduling work order communicate perform inspections
- Maintain accurate maintenance records including special maintenance addendums sprinkler lists yard care lists warranty lists asset lists etc.
- Maintain the established customer service standards for both owners and tenants
- Train and develop maintenance team members if applicable
- Ensure that business development targets are met
- Helps ensure the maintenance revenue targets are met
- Ensures approval for work before performing the work order
- Protect and promote the company culture and morale
- Promptly respond pursue and resolve customer and vendor issues.
- Manage the operation of company maintenance vehicle and maintenance tools
- Assist answering service with afterhours emergency maintenance issues
- Properly document work order notes activities mileage and time
- Reports to Operations Manager
- Participates in Daily or Weekly Meetings
- Must have excellent technical skills
- Highly organized
- Excellent presentation and negotiation skills
- Written and verbal communication skills

- Excellent telephone manner and technique
- Highly detail oriented and organized in work
- Strong analytical thinking and troubleshooting skills

- Ability to act and operate independently with minimal daily direction from manager to accomplish objectives
- Proficiency with email and Microsoft Office applications
- Ability to work cooperatively and collaboratively with all levels of employees management and external agencies to maximize performance creativity problem solving and results
- Minimum of two 2 years experience in residential maintenance or suitable experience in housing repairs
- Own tools necessary for basic maintenance functions
- Ability to prepare write and communicate effectively with clients vendors and staff
- Ability to apply concepts such as fractions percentages ratios and proportions to practical situations
- Ability to schedule and estimate workers hours and requirements to complete tasks
- General maintenance and repair knowledge
- Local area knowledge
- After hours calls and site visits as necessary
- Intermediate skills in Microsoft Office
- Knowledge of the Internet and email
- Basic telephone switchboard knowledge
- Drivers License and Current Insurance
- Customer Service Surveys
- Performance Evaluations given after the first 90 days and annually thereafter
- Report from Direct Supervisor
