The Position: The Maintenance Manager is the eyes and ears of a propertys daily performance and is largely responsible for maintaining and enhancing the value of a wellrun property. A successful Maintenance Manager will provide excellent customer service to our residents take pride in the property and understand that this role is critical to the reputation of the property.

The Property: The Landing Fayetteville is a unique housing community consisting of 270 units and 504 beds designed with University of Arkansas students in mind.


This is a fulltime position working a standard schedule Monday Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.


The compensation range for this position is $24.00 $28.00/hour plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education skills experience and location.

Responsibilities & Duties

  • Model and cascade Tailwind Groups five core values: Entrepreneurial Versatile Responsive Innovative and Integrity.
  • Monitor residential sites building locations clubhouse amenities and other common areas for superior curb appeal general cleanliness and organization.
  • Demonstrate excellent customer service during each encounter with residents prospects vendors officials and community members.
  • Review assign and followup on open work orders to ensure the work order is completed and accepted within company guidelines.
  • Solicit bids negotiate contracts and observe work performed by independent contractors to ensure quality product and service.
  • Respond to afterhour emergency issues.
  • Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
  • Assist with employee recruitment interviewing selection and adherence to company core values.
Requirements
  • Three or more years of experience in building maintenance student housing experience is a plus.
  • Experience with HVAC and appliance repair.
  • One or more years of supervisory experience is preferred.

Knowledge Skills & Abilities

  • Working knowledge of pool service and maintenance is required. Open to becoming a Certified Pool Operator.
  • Possess strong administrative organization and communication skills.
  • Selfmotivated and excels at working in a team environment.
  • Ability to lift up to 50 lbs.
  • Ability to stand lift and bend for up to 8 hours (with breaks) in hot cold and wet environments.
  • Experience with Entrata software is preferred.
  • Ability to fulfill rotating oncall duties as needed.
