We are a small family investment company that does big things! Our focus is on the acquisition, development, and sale of off market properties in the greater Seattle area. We are a full cycle development company separated into three main sections; Off Market Property Acquisition/Wholesale, Development, and Retail Sales. Each business group adds value to our projects by identifying opportunities, creating desirable and unique projects, and then working together with consumers to complete our cycle. Our sales teams do over 100 transactions a year and close to $250 million in sales.

JOB SUMMARY

As our Sales Director, you would be responsible for the efficient operations, overall management and driving revenue for the company. You will assist in hiring, evaluating, coordinating, monitoring performance, schedules, and supervising staff in accordance with company policy. You will also make decisions with respect to staff evaluations, merit pay increases, reprimands, disciplinary actions, and terminations. You will evaluate our system & processes (Sales Team) and continue to improve & assist. You will also be responsible for carrying out the vision of the ownership & individual goals. You must love leading and managing individuals, and get excited about their success & growth.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Employee Management

  • Team building & leadership
  • Develop compensation plan
  • Executing contract language with employees
  • Employee annual reviews
  • Enforce policies & procedures
  • Responsible for all department managers with review/approval responsibility for all operations employees

Financial Management

  • Manage P&L
  • Assist in annual budget

Business Development

  • Strategic planning
  • Project management
  • Assist in vision for the company
    • Establish yearly, 3 year, and 5 year goals with ownership group
  • Help implement new systems & tools for company to be more productive
  • Remain current on real estate development trends and values in marketplaces where we operate.
  • Assist & train in all departments

Oversee Integrator

  • Help developed systems & process
  • Weekly one on one
  • Review total attributions
  • Review Stoplight report
  • Review daily KPI's
  • Review the acquisition scoreboard

Acquisitions Sales Team

  • Hire & train
  • Run sales meeting
  • Take existing sales process-evalue & revamp and hire a team

Oversee Wholesale Listings

  • Oversee Listings Manager
  • Determine strategic marketing plan for new construction project and pricing strategies
  • Maintain builder & investor relationships

Leadership

  • Meet regularly with ownership to ensure goals are being accomplished, address any challenges or issues, and come up with ideas & solutions issues so management can help resolve
  • Communicate challenges, issues and ideas to ownership and help with resolution and execution
  • Help determine organizational goals
  • Cover other positions if team member/members are out of the office or on vacation (if applicable)
  • Additional duties and/or projects, as assigned

QUALIFICATIONS

  • 5-10 years Operational Expertise
  • 3+ years leading in sales team
  • Experience managing & leading a team
  • System and processes driven
  • Ability to define business processes and recommend improvements to solve operational issues.
  • Project management experience
  • Some experience in the real estate industry with sales or development
  • Detailed oriented/proficient writing & communication skills
  • Proficiency with Microsoft Office programs (Excel) & Adobe
  • Comfort with fast-paced communications, delivery, and issue resolution
  • High capacity work ethic
  • Superior analytical and forward-thinking skills
  • Exceptional customer service and interpersonal skills
