This is a rare opportunity for an experienced Self-Storage Development Managerto build a new foothold in Texas and adjacent markets on behalf of our client a well-established, entrepreneurial, and vertically-integrated Developer & General Contractor with a strong track-record.

The ideal candidate would work remotely for the near-term, with the potential to have a satellite office in the future.Ideally, they would also be located in a major TX market adjacent to a major airport, including, but not limited to: Austin, Dallas/Fort Worth, San Antonio, or Houston.


TheSelf-Storage Development Managercandidate will be responsible for the cradle-to-grave development of new climate-controlled self-storage (SS) properties, from identifying and qualifying sites, to managing the entire development continuum, primarily focused on secondary and tertiary markets.


A day in the life of a successfulSelf-Storage Development Managerincludes, but is not limited to:


  • Sourcingpotential SS development opportunities through the cultivation of a deep network of owners, brokers, and parties related to real estate transactions


  • Determiningdevelopment project feasibility while leveraging company financial models, financial analysis, and support from internal resources


  • Presentingprospective development opportunities to the internal investment committee for approval


  • Structuringand negotiating Purchase and Sale Agreements associated with the acquisition of SS assets and land


  • Strategicallydeveloping and conducting presentations to lead a project through the required municipal approval processes including zoning, planning commissions, city councils, and related government or regulatory agencies


  • Directing andorchestrating the design process to ensure the final development product is delivered based on customer and market requirements


  • Projectmanaging the construction process in collaboration with the company s internal construction team in order to assure compliance with project schedules and budgets


  • Partneringwith the finance team in the capitalization of projects, including preparation of finance packages, interacting with lenders, conducting site tours, analyzing and negotiating term sheet, assisting with loan closings, and related activities


  • Combiningwith the finance team in managing the outside equity raise, including, but not limited to: preparing the investor packages, and interacting with and pitching to equity partners


  • Collaboratingclosely with the construction sales team to efficiently qualify and execute potential equity opportunity leads


  • Spearheadingthe structuring, negotiating, and managing joint-venture agreements with third-parties


  • Workingwith the property management (PM) team to determine the appropriate operating costs and management structure for developments; negotiating and executing 3rdparty agreements, and PM agreements


  • Mentoringand supervising Development Associates and Analysts to develop the necessary skills to complete successful development projects


  • Utilizinga thorough understanding of real estate law in order to evaluate and mitigate the potential risks associated with a particular development


Requirements

The idealSelf-Storage Development Managerpossesses the following skills & experience:


  • Aminimum of 5 years experience in developing self-storage is highly preferred; multifamily development experience is also applicable


  • BachelorsDegree in Finance, Business, Real Estate or equivalent education and work experience is required


  • Strongproficiency in Microsoft Word, Excel, PowerPoint, Outlook, & Google Earth


  • Capableof reading and interpreting complex legal and real estate documents like PSAs, leases, 3rdparty agreements, construction documents, and more


  • Solidwritten and verbal communication skills, with the ability to prepare and deliver high-quality presentations to groups of various sizes and levels of experience
