Job Summary:
We are seeking an experienced Property Manager to oversee our residential portfolio in Bangalore. The ideal candidate will be responsible for the day-to-day operations of multiple residential properties ensuring tenant satisfaction and operational excellence while maximizing property value for our clients through technical expertise and systems management.

Key Responsibilities:

  • Manage a portfolio of premium residential properties using advanced building management systems (BMS) to optimize operational efficiency

  • Design and implement comprehensive preventive maintenance programs leveraging predictive analytics and condition-based monitoring techniques

  • Oversee HVAC operations including chillers AHUs FCUs and VRV/VRF systems; develop optimization strategies for energy efficiency while maintaining optimal comfort levels

  • Manage DG set operations including regular load testing fuel management AMF panel maintenance and compliance with emission standards

  • Supervise technical operations and maintenance of all building systems including water treatment plants sewage treatment plants and fire fighting systems

  • Implement comprehensive maintenance protocols for elevators escalators and other vertical transportation systems

  • Oversee technical compliance with building codes fire safety regulations and environmental standards through detailed auditing processes

  • Analyze building performance data using specialized property management software to identify inefficiencies and implement data-driven solutions

  • Develop and execute energy optimization strategies to reduce consumption incorporating IoT sensors and smart building technologies

  • Lead technical due diligence for property acquisitions and transitions assessing building systems and infrastructure conditions

  • Implement and manage digital platforms for resident communication maintenance requests and service delivery

  • Oversee the technical aspects of capital improvement projects including HVAC upgrades elevator modernizations and building envelope improvements

  • Coordinate electrical system maintenance including transformers HT/LT panels capacitor banks and power factor correction systems

  • Monitor and optimize water pumping systems pressure boosting systems and domestic water distribution networks

  • Formulate and execute disaster recovery and business continuity plans for managed properties

  • Conduct detailed technical assessments of building systems including electrical mechanical plumbing and security infrastructure

  • Oversee budget preparation with specific focus on lifecycle costing capital expenditure planning and ROI analysis for building upgrades

  • Create and maintain comprehensive technical documentation including building specifications equipment inventories and maintenance histories

  • Design and implement water conservation and waste management systems aligned with sustainability objectives

  • Coordinate with specialized technical consultants for complex building issues requiring expert assessment

  • Establish and maintain technical training programs for maintenance staff to ensure proper system operation and troubleshooting capabilities

Qualifications:

  • Bachelors degree in Facilities Management Mechanical/Electrical Engineering Construction Management or related technical field

  • 5 years of experience in residential property management with emphasis on technical systems management

  • Demonstrated experience managing HVAC systems DG sets and building utilities in multi-unit residential complexes

  • Technical certification in HVAC operations electrical systems or building engineering preferred

  • IGBC/LEED certification or other green building credentials preferred

  • Demonstrated knowledge of building automation systems energy management software and property management technologies

  • Experience with CAD/BIM and facilities management software platforms

  • Strong understanding of MEP (mechanical electrical plumbing) systems and building envelope technologies

  • Proficiency in analyzing building performance metrics and implementing improvement strategies

  • Knowledge of local building codes regulatory requirements and technical compliance standards in Bangalore

  • Experience managing technical staff and coordinating with specialized contractors

  • IREM RICS or equivalent professional certification preferred

  • Proven ability to develop and implement technical SOPs (Standard Operating Procedures) for property operations
