Position Overview

The Director of Commercial Real Estate will lead strategy and operations across Vital Impact Ventures growing real estate portfolio. This role will oversee tenant lease management affordable housing initiatives government incentive programs and construction projects. The ideal candidate brings a strong background in commercial real estate LIHTC projects and permanent supportive housing combined with proven financial and operational management skills.

Key Responsibilities

Lease & Tenant Management

• Manage tenant leases renewals and compliance.
• Maintain tenant satisfaction while ensuring commercial viability.
• Serve as liaison with brokers or act as in-house broker for lease agreements and acquisitions.

Affordable Housing (LIHTC & Supportive Housing)

• Identify and evaluate new LIHTC sites and funding opportunities.
• Apply for NOFAs LIHTC allocations and other housing incentive programs.
• Manage permanent supportive housing projects and ensure compliance.
• Expand LIHTC opportunities across new PODs (points of development).

Government Incentives & Community Relations

• Cultivate relationships with municipalities and regulatory authorities.
• Secure government incentives (e.g. PA 2010 applications tax abatements grants).
• Advocate for Vital Impact Ventures in community and government meetings.

Construction & Development Oversight

• Oversee construction and renovation projects to meet budget quality and timeline goals.
• Partner with contractors architects and vendors to deliver high-standard projects.
• Coordinate timelines and reporting with operations and leadership teams.

Financial & Strategic Management

• Develop and manage operating and capital budgets for all real estate initiatives.
• Monitor financial performance ensuring efficiency and cost-effectiveness.
• Build and maintain a robust real estate funnel aligned with growth and acquisition targets.

Qualifications

• Bachelors degree in Real Estate Finance Business Administration or related field. Masters preferred.
• Active Michigan Real Estate License (required).
• 7 years of experience in commercial real estate management including leasing and acquisitions.
• Proven experience managing LIHTC projects and permanent supportive housing programs.
• Strong knowledge of budgets construction oversight and government incentive structures.
• Exceptional negotiation relationship-building and project management skills.
