We are looking for a talented Senior Property Manager for Link Parks to join our team of this integral role you will lead the in-house property management team that manages our Inland Empire portfolio of business parks and report directly to the Director of Property Management for Southern California. You will ensure your property management teams success in providing exceptional customer service in the region and be responsible for the financial and physical health of your property portfolio.

RESPONSIBILITIES:
Invest alongside your team time and resources into nurturing customer relationships
Oversee accounts receivable collection for assigned portfolio and flag for escalation as needed.
Develop and manage annual budget(s) for assigned portfolio ensuring properties operate within the approved budget and produce quarterly variance reports. Regularly review expenses and expense budgets for accuracy explain budget variances and facilitate reclasses with accounting as necessary. Meet all established reporting deadlines for assigned portfolio.
Create and/or maintain programs to lower and control operating expenses while maintaining best-in-class service for customers.
Ensure we stand out to our current and future customers through regular documented property inspections i.e. evaluating all building equipment systems vacancies and grounds to ensure your portfolios appearance and operation meet Link standards.
Identify repair and maintenance needs proactively and follow through with the coordination of repairs. Youll also develop emergency procedures and preventative maintenance programs for all buildings in your portfolio. For any after-hours issues you will act as main point of contact.
Work with utility operations on process improvement efforts
Oversee Insurance/Risk Management by collaborating with internal compliance team to oversee the collection and validation of insurance certificates for both Customers and Vendors complying with established incident reporting policies.
Protect our customers from disruption by overseeing work orders. Youll ensure that service calls are handled to 100% customer satisfaction and approve work orders within established thresholds.
Identify bid contract and oversee approved Capital work for your assigned portfolio. Youll act as the main point of contact for vendors and customers alike during construction projects. Youll provide project status and risk updates work with customers on obtaining scopes for tenant improvements and review TTI customer allowance reimbursement packages to ensure documentation is complete and correct per established procedures.

8-10 years of commercial property management experience handling building issues capital and tenant improvement projects customer service and administrative issues ideally for business park industrial retail or office assets
Ability to communicate effectively and build strong relationships with numerous people both inside and outside the organization
Proficiency in MS Office including Excel and enthusiasm for adopting new technology solutions. Experience with Yardi strongly preferred
Ability to effectively manage budgets and reporting requirements
Ability to interpret documents such as leases service contracts plans and specifications operating and maintenance instructions and/or procedural manuals
Ability to multi-task effectively in a fast-paced work environment while managing competing deadlines. Self-motivation determination accountability and initiative are critical
BA or BS required and CPM/RPA designation preferred
Physical Demands:
Nature of work requires an ability to effectively communicate and exchange information; collect compile organize and prepare work documents; operate standard business equipment; and work at construction sites including ascending/descending roof ladders and maneuvering on uneven terrain.
Working Environment:
You will work primarily in an office environment but will also be expected to perform duties such as (but not limited to) touring properties and constructions sites as often as needed. You may experience adverse weather conditions loud noise and dust conditions at construction sites. Workdays or workweeks may require extended hours as business dictates.
$108000 - $125000 represents the presently anticipated base compensation pay range for this position at Link. Actual pay may vary based on various factors including but not limited to location and experience.
