Job Description

SUMMARY:

Supervises all District employed maintenance and grounds staff assigned to the department. Is responsible for the overall direction coordination and evaluation of this department. Carries out supervisory responsibilities in accordance with the Districts policies and applicable laws. Responsibilities include interviewing hiring and training staff assigned to the department; planning assigning and directing work of department staff; appraising performance rewarding and disciplining department staff; and addressing complaints and resolving problems associated with the department.

EDUCATION/EXPERIENCE:

  • Associates Degree required; Bachelors degree in Engineering Facilities Management or related field preferred
  • Minimum of five (5) years of practical experience in maintenance supervision and/or maintenance engineering

CERTIFICATION/TRAINING:

  • Current Michigan Drivers License required
  • Asbestos Designated Person and Plan Manager preferred S5
  • Integrated Pest Management preferred
  • Certified Type II domestic well operator preferred (S.5 License)
  • Certified Industrial Storm Operator preferred
  • Lead Renovation preferred
  • All relevant OSHA and MIOSHA required training in areas to include but not limited to Control of Hazardous Energy Personal Protection Equipment Lift Operator Hazardous Communication SDS etc. required

REPORTING RELATIONSHIP:

Reports to the Superintendent

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Oversee all contracts relevant to building and grounds operations
  • Manage district HVAC Building Management System (BMS)
  • Maintains records and monitors plans related to ADA asbestos (AHERA) Righttoknow and other OSHA/MIOSHA standards rules and regulations. Establish and enforce high standards of safety and fire prevention for the District including full implementation of MIOSHA rules and regulations
  • Occupational safety and MSDS to ensure safe operations of all facilities grounds and associated products.
  • Manage and r3ecommed preventative maintenance programs and work order systems to accommodate repair needs
  • Conducts safety inspections accident investigations and training programs.
  • Manages the stormwater plan for the district in compliance with EPA/DEQ.
  • Communicates and responds to school principals district staff and external stakeholders on school facility issues (real or perceived) for the purpose of correcting and/or coordinating repairs as appropriate.
  • Manage district card access system & keying system
  • Oversee all district renovation and remodeling projects
  • Work with the Business Office related to all district insurance claims relevant to district buildings and grounds
  • Manage procurement of all district furniture maintenance and grounds equipment and vehicles
  • Manage all required inspections to include but not limited to boilers fire alarm systems back flow preventers playgrounds bleachers
  • Assist with monitoring utility use and negotiating annual utility agreements
  • Collaborate with the Business Office to develop and manage the annual operations budget.
  • Process purchase orders and approve all invoices relevant to building and grounds operations
  • Manage needed supplies for maintenance grounds and custodial
  • Assist in warehouse management
  • Mange the Districts surplus/obsolete equipment and process according to Board Policy
  • Organize and schedule all district staff relocations
  • Ensure that district maintenance and grounds staff are updated on all required district and compliance training
  • Oversee all aspects of the Americans with Disabilities Act and Barrier Free Compliance
  • Requirement of regular and consistent attendance as an essential function
  • Assume all other duties as assigned by the Superintendent or his/her designee

KNOWLEDGE/SKILLS AND ABILITIES REQUIRED:

  • Must have knowledge and verifiable experience in the following categories: HVAC
  • Understanding operational sequence of typical commercial hot water heating and domestic boiler systems
  • Understanding operational sequence of typical commercial chiller system
  • Monthly CSD1 testing and inspection requirements
  • Replacing and rebuilding circulating pumps
  • Replacing of motors bearing belts filters damper actuators and linkages
  • Replacing and testing of switches contactors relays and sensors
  • Understanding of sequence of operation of air handlers fan coils blower coils and unit heaters
  • Ability to trouble shoot and change out valves and actuators
  • Ability to trouble shoot and change out DDC controllers
  • Manage district Building Management System (BMS) to include programming schedules for daily and after hours events

Electrical

  • Ability to test and determine appropriate operating voltages and amperages of low and high voltage circuits
  • Ability to read and understand schematics
  • Knowledge of current State and local electrical codes
  • Ability to trouble shoot existing electrical lighting receptacles and service circuits
  • Ability to replace switches outlets relays ballasts contactors fuses motors and plug ends

Plumbing

  • Ability to trouble shoot repair and replace commercial type flush valves faucets and drinking fountains
  • Knowledge of current State and local plumbing codes

General Construction

  • Knowledge and ability to plan and perform small scale wood and steel frame construction and remodeling projects
  • Knowledge of current State and local construction codes to include ADA requirements
  • Ability to repair replace and install commercial hardware such as locksets panic devices hinges and door closers
  • Ability to understand and manage tiered keying sequencing
  • Knowledge in maintaining and replacement of various flooring surfaces
  • Basic concrete knowledge and installation skills
  • Ability to read and understand blue prints and construction plans

Other Skills and Abilities

  • Ability to establish and maintain effective working relations with staff and school community
  • Knowledge skill and ability in the use of email internet word processing and spreadsheet
  • Ability to speak clearly and concisely in oral and written communication

Specific vision abilities required by this job include close vision color vision and depth perceptions. While performing the duties of the job the employee will visit various buildings for inspection and meetings. The employee will occasionally lift and/or move up to 50 pounds.
